As Senior Manager of Facilities Maintenance, you will: Oversee all aspects of facilities maintenance operations, including managing union employees in a unionized setting. Develop and implement preventive maintenance programs, energy management strategies, and cost-effective solutions. Manage budgets, service contracts, and special projects. Ensure compliance with OSHA, safety standards, and regulatory requirements. Lead and mentor a team, fostering collaboration and accountability. The Senior Manager of Facilities Maintenance is responsible for the overall management of LYNX’s facilities maintenance department, which includes the development of policies, procedures, programs, and initiatives to ensure cost effective and efficient management of LYNX’s facilities and structures.

Requirements

  • Bachelor’s degree in Facilities Management, Engineering, or related field.
  • 5+ years of management experience, including 3+ years directly supervising maintenance staff, preferably in a union environment.
  • Valid Florida driver’s license and safe driving record.
  • Strong leadership, problem-solving, and communication skills.
  • Bachelor’s degree from a regionally or nationally accredited institution in facilities management or facilities, civil, mechanical, electrical engineering or a related field, plus a minimum of five years’ experience in a management role with at least three of the five years directly supervising maintenance staff; or a combination of related education, training, and experience.
  • Additional directly related experience beyond the minimum requirement may substitute for the required education on a year-for-year basis.
  • Must possess and maintain a valid Florida driver’s license and safe driving record.
  • Knowledge of building maintenance practices, operational plans and procedures.
  • Knowledge of the principles and trends of transportation, operations, and maintenance of a wide variety of fixed facilities equipment and systems.
  • Knowledge of preventative maintenance principles and quality management.
  • Knowledge of principles and practices of administrative and maintenance management, quantitative analyses, and data processing in order to develop useful management information reports.
  • Knowledge and experience in developing budgets and forecasting expenditures.
  • Knowledge of safety, state and FTA regulations and quality assurance functions as it relates to OSHA and environmental operations.
  • Skilled in facility maintenance metrics reporting and proficient with various software applications, including Microsoft Office.
  • Skilled in the principles of supervision, training, employee motivation and discipline.
  • Ability to execute a preventive maintenance program and recommend program modifications when needed.
  • Ability to facilitate teamwork and provide leadership to supervisors and other personnel.
  • Ability to analyze and evaluate operations problems and recommend and/or implement effective solutions.
  • Ability to exhibit a professional, courteous demeanor.
  • Ability to work in a diverse environment.
  • Excellent communication and interpersonal skills, including the ability to establish and maintain positive working relationships with those encountered in the course of work using principles of excellent customer service.

Responsibilities

  • Plans, coordinates, supervises, and evaluates the work of assigned staff; administers work assignments and monitors deadlines, meets with staff regularly to identify and resolve problems; monitors staff adherence to departmental policies, as well as state and federal rules and regulations, develops and implements internal controls to ensure that all division policies and procedures are adhered to, counsels employees to correct deficiencies and takes corrective action as necessary, interprets and applies all pertinent provisions of the Collective Bargaining Agreements and participates in the disciplinary process including conducting investigations.
  • Develops, implements, and manages a comprehensive facilities program for the servicing of LYNX’s facilities and structures, which includes implementing effective facilities maintenance policies and procedures, preventive maintenance strategies and schedules, proactive equipment management/replacement, and conservative energy management strategies.
  • Advises Director of Maintenance on facilities-related matters that may have an adverse impact on operations and formulate suitable recommendations to mitigate impact on daily operations.
  • Inspects all LYNX facilities on a monthly basis, reports findings and recommendations to Director of Maintenance, and initiates and monitors remedial action as directed.
  • Manages a work order system to track workflow and resources and assess work performance.
  • Manages facilities-related service contracts and maintains constant communication with vendors to ensure contracted services are being rendered according to contract stipulations.
  • Assists with the oversight of special projects; develops project budgets and tracks expenditures.
  • Assists with the coordination of permit processes required by local, regional, and state jurisdictions and regulatory agencies.
  • Assists in the development and preparation of the division’s operating and capital budgets; identifies and recommends budgetary requirements including personnel and materials to ensure sufficient resources to provide safe and reliable bus service; monitors expenditures in accordance with financial guidelines to ensure budgetary controls and efficient operations; creates requisitions and processes invoices for facilities-related materials, supplies, and services.
