About The Position

UPMC Corporate Facilities Engineering and Maintenance is seeking a Senior Manager to join the team. The position follows a Monday–Friday schedule with standard eight‑hour shifts beginning anytime between 6:00 AM and 8:00 AM. The role includes participation in an on‑call rotation every eight weeks, and the Senior Manager may occasionally support evening, weekend, or holiday calls when urgent issues arise. The Senior Manager will also travel to other UPMC Facilities as needed in the Southwestern PA area. The Senior Manager will administer and direct Facilities Engineering and Maintenance (FEM) of buildings, grounds, and equipment. Manages all incoming utilities and their distribution to facilities electrical, plumbing and mechanical systems to ensure safe and efficient hospital operations. Independently, or in partnership with the Director, responsible for the training, development and mentoring of all facilities teams and staff members. Responsible for the day-to-day activities necessary to effectively manage all aspects of the department. Responsible for long-term strategic planning and completion of life-cycle assessments to ensure repairs/replacements/upgrades are made to critical equipment and systems in a proactive manner to support hospital operations. Maintains physical environmental regulatory compliance at all hospitals and associated sites. Acts as the Facilities owner representative at various project meetings and at construction sites and coordinates the activities of trade groups and sub-contractors in partnership with Corporate Construction. Requirements

  • Knowledge of Facilities Engineering and Maintenance and healthcare equipment preferred.
  • Ability to develop and monitor budgets for FEM finance required. Good leadership, collaboration, communication, and teamwork skills required. Must be proficient in Microsoft Word, Excel, Project with the ability to operate computerized building management systems such as building automation system and Computer Maintenance Management System (CMMS) systems.
  • Ability to read blueprints and specifications and to visualize installation. Ability to analyze, organize, and delegate work assignments. Ability to assume overall responsibility for engineering and maintenance of hospital utility services, buildings, and grounds.
  • Ability to receive, comprehend, and conduct instructions; ability to work safely with equipment supplies, and materials; ability to comply with attendance requirements; ability to comply with Personnel policies.
  • Associates degree is required preferably in Engineering, Business Administration, Architecture or related field or associates degree in a building trade or completion of an accredited Apprentice Program.
  • OR High School diploma or equivalent and eight years of experience in maintenance or trade field.
  • Requires six years of experience in maintenance or trade field.
  • Requires two years of direct management experience in maintenance or two years of experience as a trade lead with experience in mechanical, electrical, plumbing systems.
  • Also requires three years of direct management experience in maintenance or three years of experience as a trade lead with experience in mechanical, electrical, plumbing systems.

Responsibilities

  • Assist in determining the objectives of the department and the functions it performs. Subject to approval, determines department?s organization, employee complement and budget. Enforce safely rules and regulations among department employees and maintain vigilance concerning fire and other hazards.
  • Assures that all accidents are reported promptly; injured treated; causes investigated; corrective action taken and/or suitable recommendations made to avoid recurrence. Discuss with employees, their problems and concerns and assists in their resolution.
  • Assist in determining the objectives of the department and the functions it performs. Subject to approval, determines departments organization, employee complement and budget.
  • Report identifiable hazards/unsafe conditions relating to equipment, the building, and the grounds of the hospital.
  • Develop policy for exchanging hazard information with contractors and documents information exchange.
  • Recommend or (as arranged with superior) initiates, short and long-range programs. Recommend, initiate, or approve orders for space, material, equipment, and services necessary to conduct departments functions. Develop and ensure the Statement of Conditions is up to date in accordance with the policy. Coordinate departments activities with those of other departments and agencies outside the hospital and promotes harmonious relations between them and his department.
  • Administer and directs program involving maintenance of hospital buildings and grounds, equipment, air-conditioning and ventilating systems, and distribution lines for steam, gases, hot water, plumbing, electricity, refrigeration, and sanitation.
  • Discuss, with employees, their problems and concerns and assists in their resolution in collaboration with HR as needed and as necessary.The position is directly responsible for establishing and maintaining all hospital and facilities FEM. This includes, but not limited to, hospital-wide preventive maintenance program, all powerhouse operations, all grounds maintenance, the repair of all facilities, as well as the management of in-house maintenance staff and responsibility for renovations and facelifts.
  • The position is directly responsible for the management of all Facilities, Engineering and Maintenance information systems as required to meet The Joint Commission (TJC), etc. This includes, but is not limited to, maintenance information systems, preventive maintenance systems, building automated control systems, material management systems and financial systems.
  • To develop and maintain an organizational structure appropriate to achieve the organizational objectives of the Facilities, Engineering and Maintenance Department. To achieve economic and efficient operations consistent with various hospitals? missions, goals and objectives maintaining the principles of cost containment.Prepare departmental budget estimates and controls costs. Order or approves orders for equipment and supplies. Estimate needs, study specifications, interview sales representatives, and determine type and manufacture best suited to the hospital?s needs.
  • May function as authorize safety and/or direct safety programs to detect, minimize and control fire and other hazards. Conduct required safety tasks for physical environment.Develop and ensure all statement of conditions are up to date in accordance with the policy. Represent the Facilities department at various meetings pertaining to capital construction process including pre-construction, design development, equipment selection, MEP page-turns, etc. Also attend Owner/Architect/Contractor project meetings as necessary to provide guidance and input and collaborate with other hospital departments such as Security, EVS, Supply Chain, Biomed, etc. Investigate and respond to customer complaints in a timely manner. Ensure all projects are tracked via the CMS Work Order System and properly coded for labor reimbursement, as applicable. Scheduling inspections, testing preventative maintenance, or routing repairs with outside vendors.
  • Maintain day-to-day operations of facilities such as delegating communicating and completing maintenance work order.
  • Maintaining required reports for FEM.
  • Collaborate with UPMC logistic and operation center for asset downtime.
  • Performing physical environment compliance surveys and document utilizing the CMMS system.
  • Actively participate in the Commissioning process for all MEP systems on capital projects
