What this job involves: As a Senior Maintenance Technician, you'll be the technical expert responsible for maintaining and repairing mission-critical HVAC systems including air handler units, chillers, exhaust fans, and boilers. Leveraging 10+ years of hands-on experience, you'll diagnose complex mechanical issues, execute preventative maintenance programs, and respond to emergency situations with the autonomy and expertise that comes from mastering your craft. This role offers the opportunity to work with sophisticated building systems, apply your technical knowledge to optimize performance and reliability, and mentor less experienced technicians while making a direct impact on facility operations and occupant comfort.

Requirements

  • 10+ years of hands-on experience performing maintenance and repairs on commercial HVAC systems including air handler units, chillers, exhaust fans, and boilers
  • Strong technical aptitude with proven ability to diagnose and resolve complex mechanical, electrical, and control system issues on heating, ventilation, and air conditioning equipment
  • Comprehensive knowledge of HVAC system components, operating principles, refrigeration cycles, and hydronic systems with ability to read and interpret mechanical drawings, schematics, and technical manuals
  • Excellent safety awareness with knowledge of lockout/tagout procedures, confined space protocols, electrical safety, and other applicable safety regulations
  • Physical ability to perform maintenance work including lifting equipment and materials up to 50 lbs, working in mechanical rooms and on elevated platforms, and responding to after-hours emergency calls as needed

Nice To Haves

  • HVAC technician certification
  • EPA Level II, or equivalent trade credentials as required by local jurisdiction
  • Applied understanding of Building Automation Systems (BAS) including platforms such as Johnson Controls, Siemens, Schneider Electric, or similar HVAC control systems
  • EPA Level II Refrigeration Certification or equivalent credentials
  • Familiarity with computerized maintenance management systems (CMMS) for work order management and equipment documentation
  • 10+ years of experience with CAV & VAV
  • 5+ years of experience with BAS / BMS system controls

Responsibilities

  • Perform advanced maintenance, troubleshooting, and repairs on air handler units, chillers, exhaust fans, and boilers, diagnosing complex mechanical and control issues using technical expertise and systematic problem-solving approaches
  • Execute comprehensive preventative maintenance programs on HVAC equipment according to manufacturer specifications and facility standards, conducting inspections, adjustments, and component replacements to ensure optimal performance and reliability
  • Respond to emergency breakdowns and service calls with urgency and technical competence, minimizing downtime through rapid diagnosis and effective repairs that restore critical building systems
  • Monitor building automation systems (BAS) to identify performance trends, system faults, and operational inefficiencies, making adjustments to setpoints and sequences when appropriate to optimize comfort and energy consumption
  • Maintain accurate documentation of all maintenance activities, repairs, parts usage, and equipment conditions in the computerized maintenance management system (CMMS), ensuring complete service history for all critical assets
  • Collaborate with facility management, operations teams, and external vendors to coordinate major repairs, system upgrades, and capital improvement projects affecting HVAC infrastructure
  • Mentor and provide technical guidance to junior technicians, sharing knowledge of best practices, troubleshooting techniques, and safety procedures to build team capabilities
