About The Position

The Senior Maintenance Technician performs daily maintenance tasks as directed by the Maintenance Supervisor and Community Manager. This role involves diagnosing and repairing issues related to HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliances. The Senior Maintenance Technician ensures the safety and cleanliness of the property, maintains amenities, and responds to maintenance requests promptly and professionally. This position also involves supervising outside contractors, maintaining inventory, and ensuring compliance with all relevant policies and regulations.

Requirements

  • High school diploma or equivalent required
  • HVAC-EPA (Type II) or EPA Universal license is required (within 90 days of hire if not already possessed)
  • Certified Pool Operator (CPO) license is required
  • Valid driver’s license is required
  • 2+ years of experience in property maintenance or a related field
  • Strong diagnostic and repair skills in HVAC, electrical, plumbing, carpentry, and appliances
  • Ability to read, write, understand, and communicate in English
  • Ability to work independently and as part of a team
  • Strong organizational and time management skills
  • Knowledge of safety regulations and compliance requirements
  • General computer skills including operating a mobile device
  • Superior customer service skills including the ability to manage difficult customers and/or situations
  • Ability to be on-call for after-hours emergencies
  • Ability to work a flexible schedule to include weekends, evenings and holidays

Nice To Haves

  • HVAC-EPA (Type II) or EPA Universal license is strongly preferred
  • Experience in supervising contractors preferred

Responsibilities

  • Perform daily maintenance tasks and diagnose/repair issues in various areas.
  • Respond to maintenance requests promptly and professionally.
  • Maintain pool, hot tub, and other amenities.
  • Ensure safety and cleanliness of buildings and grounds.
  • Maintain exterior property for curb appeal.
  • Schedule and document preventative maintenance and apartment turns.
  • Conduct regular inspections of common areas and equipment.
  • Supervise duties and outside contractors in the absence of the Maintenance Supervisor.
  • Coordinate move-ins and move-outs.
  • Assist with safety meetings and compliance with policies and regulations.
  • Report potential liabilities and ensure property compliance.
  • Maintain inventory and assist in purchasing materials and supplies.
  • Participate in resident functions and assist with posting notices.
