Stratum is hiring a full-time Senior Maintenance Supervisor in Woodburn, Oregon to support Woodburn Place Apartment Homes and Woodburn West Apartments. This Senior Maintenance Supervisor position supports two neighboring multifamily communities and works as part of one shared maintenance team. This role supports both a stabilized apartment community and an active lease-up community — offering strong bonus potential and valuable multifamily maintenance experience. The Senior Maintenance Supervisor is responsible for overseeing the daily operations of the maintenance department across multiple properties or a large, complex property. This includes leading a team of maintenance professionals, implementing preventive maintenance programs, and ensuring safety and regulatory compliance. The role emphasizes both strategic planning and operational excellence, ensuring resident satisfaction and the long-term value of Stratum’s properties.

Requirements

  • Advanced expertise in diagnosing and resolving maintenance issues related to HVAC, electrical, plumbing, and carpentry.
  • Strong leadership and team management skills to motivate and guide a diverse team.
  • Exceptional problem-solving and critical-thinking abilities.
  • Proficiency in the safe and effective use of power tools, specialized equipment, and maintenance software.
  • Knowledge of budget management and resource allocation.
  • Familiarity with landlord/tenant laws, fair housing regulations, and safety standards.
  • Excellent verbal and written communication skills, including proficiency in email, texting, and documentation.
  • Ability to remain calm and effective under pressure and during emergencies.
  • High school diploma or equivalent required
  • Minimum of five (5) years of progressive experience in property maintenance, with at least two (2) years in a supervisory role.

Nice To Haves

  • Associate degree in Property Management, Facilities Management, or a related field preferred.
  • Relevant certifications preferred: Certified Apartment Maintenance Technician (CAMT), EPA 608 Certification, Certified Pool Operator (CPO), or equivalent

Responsibilities

  • Lead, mentor, and supervise Maintenance Technicians and Supervisors, fostering a collaborative and safety-conscious work environment.
  • Conduct performance evaluations and identify opportunities for professional development through training and mentoring.
  • Delegate tasks effectively and provide clear direction to ensure team efficiency.
  • Develop and implement comprehensive preventive maintenance plans for building systems, including HVAC, plumbing, electrical, and mechanical systems.
  • Perform advanced maintenance tasks, diagnosing and resolving complex issues in HVAC, electrical, plumbing, carpentry, and other systems.
  • Track and manage the lifecycle of property equipment and systems, recommending upgrades or replacements as needed.
  • Conduct regular property inspections to identify maintenance needs, potential hazards, and areas for improvement.
  • Ensure compliance with local, state, and federal safety regulations (e.g., OSHA, fire safety, building codes).
  • Maintain accurate records of inspections, repairs, and safety procedures for compliance reporting.
  • Manage vendor relationships, including negotiating contracts, monitoring performance, and ensuring compliance with agreements.
  • Assist with budgeting for maintenance activities, tracking expenses, and identifying cost-saving opportunities.
  • Maintain and manage an inventory of tools, materials, and spare parts, ensuring availability for routine and emergency repairs.
  • Serve as the main point of contact for residents regarding maintenance issues, responding to concerns promptly and professionally.
  • Communicate repair and maintenance schedules to residents, ensuring minimal disruption.
  • Actively participate in community events to foster a positive living environment.
  • Lead emergency response efforts, providing after-hours and weekend on-call support as needed.
  • Coordinate and oversee timely repairs during emergencies to ensure resident safety and property integrity.
  • Assist with subordinate tasks as needed to ensure uninterrupted operations.
  • Operate golf carts or company vehicles safely for job-related tasks.
  • Serve as a liaison between maintenance teams and property management to ensure effective communication and goal alignment.
