About The Position

This work involves the supervision of maintenance activities for a limited number of employees. This position differs from the Building Maintenance series in the scope of operations, the number of employees supervised and the number and types of facilities under this employee's jurisdiction. The work involves building, installing, maintaining and repairing tasks on building and associated equipment. It requires good knowledge of one or more of the mechanical or construction trades such as carpentry, plumbing, painting, electrical repair, welding, masonry and related trades. The more complex and involved work may be contracted for. The employee in this class has wide leeway for the scheduling of work performed by a number of subordinates, skilled, semi-skilled and unskilled employees.

Requirements

  • Two or four year college degee in one of the trades (carpentry, electrical, plumbing, HVAC, etc.), or
  • Hold a license in one of the trades (carpentry, electrical, plumbing, HVAC, etc.)
  • Good knowledge of the common practices, computer applications, tools, terminology and accident precautions of one or more of the mechanical or construction trades
  • Ability to work from plans, specifications and rough sketches and to follow oral and written instructions
  • Good hand and eye coordination
  • Ability to get along well with others
  • Ability to supervise the work of others
  • Demonstrated skill in at least one of the mechanical or construction trades
  • Dependability
  • Physical condition commensurate with the demands of the position

Responsibilities

  • Assigns maintenance and repair work to subordinate skilled employees
  • Inspects building facilities and decides the kinds of maintenance and repair duties to be performed on building and surrounding grounds
  • Performs a variety of skilled duties involving concrete, carpentry, electrical, and plumbing activities.
  • Leads in and oversees the laying of cement and concrete for walks, floors, and a variety of related masonry and stone cutting activities
  • Leads in and oversees the preparation of paints and the refinishing of wood, drywall, masonry, and metal surfaces.
  • Oversight of numerous building computer based automation control applications such as: HVAC Control Systems, Access Control Systems, Security Systems, Fire Alarms, etc..
