About The Position

Under the direct supervision of the Supervisor of Plant Maintenance or designee, the Senior Maintenance Mechanic performs general physical plant preventive and corrective maintenance. Assumes lead responsibility for specific assignments and may lead maintenance staff as needed; assigning daily tasks, responding to staff requests, and providing assistance. Responds to residents’ requests as necessary to support an efficient and effective community maintenance program. Will provide guidance and leadership in the absence of other maintenance leaders.

Requirements

  • High School diploma or equivalent.
  • Certificate in (or demonstrated proficiency) a specialty area such as HVAC, plumbing, carpentry, plastering, painting and equipment and systems maintenance.
  • Three (3) years experience with demonstrated proficiency in property maintenance.
  • Valid Georgia driver’s license.
  • The ability to read, write and follow written and oral instructions in English.
  • Ability to lift up to fifty pounds; to bend, stoop and twist.
  • Ability to stand and walk for long periods of time; climb ladders; work in cramped spaces.

Nice To Haves

  • Experience in a retirement community preferred.

Responsibilities

  • Assists in the repairs, inspections, operations, and maintenance of the following: Mechanical equipment common to building and residential facilities, including pumps, valves, fans, compressors, tanks, emergency generators, and similar equipment.
  • Electrical equipment common to building and residential facilities including lights, receptacles, circuit breakers, motors, switches, and alarms.
  • Minor repairs on installed plumbing systems and equipment common to buildings and residential facilities including expansions tanks, sinks, commodes, hot and cold-water systems, circulating pumps and air vents.
  • Makes minor adjustments to doors, windows, closures, and locks. Patches holes, repairs ceiling and floor tiles as needed to maintain building appearance, make minor masonry, and wood repairs.
  • Install pictures, coat hooks and other wall–hung furnishings as needed.
  • Participates in grounds work around the facility as needed. Repairing and/or replacing cabinets, fixture, and other non-operational equipment.
  • Responds to emergency situations and resident requests according to established policies. Ensures complete refurbishment of all unoccupied apartments in residential facilities by: Cleaning apartment, fixtures, and carpet. Painting of apartment rooms. Repairing and/or replacing cabinets, fixture, and other non-operational equipment.
  • Conducts surveys and inventories as directed by supervisor. Maintains logs and schedules of repairs according to outlined policies and procedures.
  • As needed by the community, participates in on-call system; provides back-up coverage to ensure 24-hour, 7-day emergency assistance coverage.
  • Attends continuing education and maintenance/repair classes as required.
  • Performs other duties as assigned by supervisor or Administrator.
