About The Position

The Senior Leasing Representative identifies, negotiates, and finalizes lease terms with national and local retail tenants. This role will predominantly focus on a high-profile mall property in the greater Cleveland area with direct reporting to and involvement with the EVP of Leasing, CEO and COO of Spinoso Real Estate Group (“SPINOSO REG”). Solid existing relationships and the ability to create new relationships is a must.

Requirements

Bachelor’s degree is required
Must possess/obtain required Real Estate Salesperson or Broker License
5 years’ experience in the real estate industry, particularly enclosed shopping centers

Responsibilities

Thorough understanding of property, market, trade area, competition, and demographic profile
Use data and internal tools to identify desired tenants and develop strategy to execute.
Negotiate leases with national and regional tenants
Identify potential tenants and contact them to occupy space in client and/or Company owned shopping centers.
Canvas for prospective new local and regional tenants through cold calling, in-person meetings and follow-ups
Analysis of existing tenant rent roll, occupancy, sales data, lease agreements, amendments, etc.
Negotiate renewals/restructures.
Work with SPINOSO REG demographic, cell phone capture, psychographic, data/tools and marketing materials to develop compelling business presentations to prospective tenants
Financial analysis of existing and new leases, clauses, etc.
Develop productive relationships with tenants.
Handle lease negotiations from initial inquiry through lease execution
Negotiate Letters of Intent and coordinate lease execution with legal counsel
Assist in the merchandising of client or Company retail properties.
Attend SPINOSO REG leasing meetings
Participate in Client/Partner calls
Mentoring other SPINOSO REG Leasing Professionals
Development of Presentations and Proposals
Extensive travel for prospective Tenant meetings, canvassing, etc.
Participate in ICSC functions
Provide superior client service
Positively and proactively collaborate with everyone in the Company in any way needed to further the leasing and marketing of mall properties to achieve, sell and provide world-class service to all our constituents
Maintain Client confidence and protect operations by keeping proprietary information confidential
Perform other duties as required
