About The Position

TO PROVIDE MAINTENANCE SUPPORT TO GROUP HOMES, ENRICHMENT CENTER BUILDING AND SUPPORT OFFICE BUILDING. PERFORM PREVENTATIVE MAINTENANCE ON ASSETS AND ENSURE THAT CERTAIN OPERATIONAL INSPECTIONS / CHECKLISTS ARE COMPLETED. PERFORM RENOVATION TASKS WHEN NEEDED TO INCLUDE DEMOLITION, PAINTING, EXTERIOR MATERIAL REPLACEMENT, FLOORING MATERIAL REPLACEMENT, REPAIRING WALLS, INSTALLING PROTECTIVE WALL GUARDS, REPLACING PLUMBING, ELECTRICAL MATERIAL AND FIXTURES. WORK WITH MANUFACTURERS TO LEARN HOW TO REPAIR THEIR APPLIANCES. BECOME FACTORY TRAINED AND CERTIFIED TO MAKE ANY MINOR REPAIRS TO ADAPTIVE EQUIPMENT AND VEHICLE MOBILITY EQUIPMENT. MAINTAIN OPEN ARMS CARE (OAC) FACILITIES WITHIN STATE AND FEDERAL GUIDELINES. ACCOUNTABLE FOR MEETING AND ADHERING TO FINANCIAL BUDGETS, TIMELY DEPARTMENTAL REPORTS, MINIMUM LICENSURE K-TAG DEFICIENCIES AND REGULAR PARTICIPATION ON SAFETY COMMITTEE. OVERSEE VEHICLE MAINTENANCE PROGRAM AND LICENSE TAG RENEWAL.

Requirements

  • High School graduate or equivalent required
  • Minimum of 3 years of related experience (painting, plumbing, electrical, appliance repaid, HVAC and carpentry) required
  • Current CPR certification required within 30 days of hire
  • Valid driver’s license
  • Must have the ability to learn and adhere to Federal, State and local codes regulations for residential and commercial facilities.
  • Effective communication skills both written, verbal and basic computer skills.
  • Ability to sit or stand for long periods of time.
  • Ability to lift a minimum of 50 pounds; tasks may include lifting, repositioning, bending, turning, squatting, etc.
  • Ability to work independently, set priorities, handle multiple tasks with concentration and speed and accuracy to meet deadlines

Responsibilities

  • Maintain facilities in accordance with federal / state / location building codes and ICF/DD governing agencies.
  • Perform routine preventative maintenance and inspections on OAC facilities.
  • Perform renovations to include remodeling, painting, plumbing, electrical, carpentry and HVAC.
  • Remove unsightly debris and discarded material / equipment / furnishings.
  • Oversee/work alongside vendors to ensure work is being performed appropriately
  • Respond to all facility-related emergencies.
  • Ensure “Maintenance Software Databases” software is kept current.
  • Ensure service contracts are performed efficiently and on a timely basis with all reports filed appropriately.
  • Provide oversight for janitorial cleanliness of the facilities.
  • Provide oversight for the grounds, sidewalks and parking lots to ensure operational reliability, safety and appearance
  • Maintain vehicle software, oversee vehicle maintenance and renewal of vehicle tags
  • Provide set-up assistance for OAC activities/events
  • Provide input to the organization as to areas of improvement related to the Maintenance department
  • Active participant of the Safety Committee
  • On occasion, may be asked to perform maintenance related duties in other OAC locations across the state
  • Perform occasional in-service of various procedures to staff in accordance with safety guidelines.
