About The Position

Fluidstack operates at the center of one of the most consequential buildouts in computing history. We are building datacenters and deploying supercomputers faster than anyone else in the world, for customers who are building the future of AI. We are looking for an exceptional senior real estate attorney to define how we transact for and support our rapidly growing real estate portfolio. This is a unique opportunity to help develop the infrastructure that will make AGI a reality — while helping build a Legal Department from the ground up. This role is not a support function. You will be a trusted advisor and strategic partner to business leaders across the company, responsible for structuring, drafting, negotiating, and advising on the full range of real estate transactions critical to Fluidstack's delivery of world-class infrastructure. You will operate autonomously in a fast-moving environment, manage outside counsel, and drive complex deals through to close.

Requirements

  • JD or international equivalent; active license to practice law in at least one U.S. jurisdiction, with ability to meet admission requirements in relevant jurisdictions.
  • 8–12 years of sophisticated real estate transactional experience, with fluency in areas directly relevant to data center development: land acquisition, leasing, financing, construction, insurance, and related areas.
  • Demonstrated ability to exercise sound, commercially pragmatic judgment in ambiguous, high-stakes situations.
  • Excellent written and verbal communication skills. You can translate complex legal risk into clear guidance that non-lawyers can act on.

Nice To Haves

  • Mix of law firm and in-house experience.
  • In-house experience at a data center developer, hyperscaler, or cloud company.
  • Familiarity with the real estate considerations specific to large-scale power infrastructure: utility easements, interconnection agreements, and energy-related land rights.
  • Experience using AI tools to improve legal work and efficiency.

Responsibilities

  • Own the full lifecycle of Fluidstack's real estate transactions: purchase/sale, build-to-suit leases, financing, title review, insurance, easements, environmental issues, and restrictive covenants.
  • Draft and negotiate complex agreements with sophisticated counterparties to a high standard — without inappropriately sacrificing speed.
  • Build v1 of Fluidstack's library of real estate form contracts and playbooks, creating scalable infrastructure for the legal function as the portfolio grows.
  • Advise on zoning, land use, and permitting matters across multiple U.S. jurisdictions. Identify and engage the right local counsel for issues requiring regional expertise.
  • Partner cross-functionally with Construction, Finance, and Business Development to anticipate legal and business issues before they become problems, and provide solutions-oriented guidance that keeps deals moving.
  • Manage outside counsel relationships effectively — scoping work, holding vendors accountable, and controlling costs.
  • Earn the trust of business partners who turn to you for both legal and business advice.
