A full-time position is available for a Senior Project Manager, reporting to the Director of Construction Supervision. This individual will be the first point of contact for all site management staff and residents. The ideal candidate will have excellent customer service, communication, and marketing skills. Definition: The Senior Project Manager provides specialized services relating to capital improvements and repairs. They will take on the management of key client projects with the goal of delivering every project on time, within budget and within scope.

Requirements

  • Knowledge in building envelope and roofing evaluations and repairs
  • Knowledge of general maintenance and building trades such as electrical, plumbing, carpentry, roofing, heating, etc.
  • Ability to read construction plans
  • Knowledge of building codes
  • Knowledge of government agency requirements such as UFAF, HUD, MHFA, CHFA, RIH, and ADA
  • Excellent communication skills
  • Effective and clear writing skills
  • Good computer skills, knowledge of MS Word and Excel
  • Attention to detail
  • Ability to prioritize and handle multiple tasks
  • Ability to work effectively with others
  • Ability to travel to various sites
  • Ability to inspect and evaluate all areas of physical plant
  • Minimum of ten (10) years of experience in general contracting or one or more of the building trades.

Nice To Haves

  • Construction Management degree preferred
  • Construction Supervisors License preferred

Responsibilities

  • Manages assigned capital improvement projects by: Coordinating all entities with the execution of assigned projects
  • Assisting/and or creating project scopes and objectives, involving all relevant stakeholders and ensuring technical feasibility.
  • Preparation of bid packages, solicitation of qualified contractors, and recommendations of contract award
  • Make recommendations for appropriate contractors
  • Manage contractors and subcontractors throughout the entire contract, developing a detailed project plan to monitor and track progress.
  • Managing changes to the project scope, project schedule, and project costs using appropriate verification techniques
  • Measuring project performance using appropriate tools and techniques
  • Create punch lists and manage close out process for each assigned project
  • Reviews and approves contract requisitions
  • Reporting regularly to the division Manager
  • Successfully managing the relationship with the client and all stakeholders, including effective written reports and updates as to the status of the project.
  • Performing risk management to minimize project risks
  • Creating and maintaining comprehensive project documentation
  • Assists properties with pre REAC site inspections
  • Assistance on cost saving methods by: Investigating outside funding for energy and cost savings devices
  • Investigating new products and services to reduce expenses
  • Is available to consult on site emergencies by: Responding to the site on a 24 hour basis as needed
  • Aiding site staff in providing a solution to physical plant problems
  • Working with Risk management with solicitation of insurance bids relating to a loss
