What this job involves The Building Automation Technician provides critical support for building automation systems (BAS) throughout the portfolio with an emphasis on energy conservation. This role directly interfaces with field teams throughout the region to provide technical support, training, repairs, and guidance on BAS issues while performing quality control checks on repairs completed by internal teams and external contractors. The position involves hands-on repairs and maintenance of building systems, conducting root cause analysis, making recommendations to remedy issues, and traveling to sites to perform repairs and conduct inspections/audits to improve building operational and energy efficiency. The successful candidate will collect system trouble information from field teams, analyze technical difficulties, provide recommendations for permanent fixes, and develop more efficient control strategies and sequences. This role also supports the Regional Energy Lead in calculating energy savings from BAS modifications and identifying energy conservation opportunities throughout commercial building environments.

Requirements

  • Minimum 3-5 years of experience in mechanical and building automation/control system programming, troubleshooting, and repair, or degree in electrical engineering with automation system experience
  • Extensive knowledge in programming, installing, start-up, associated equipment interdependencies, troubleshooting, and repairing commercial building automation control systems
  • Ability to diagnose, repair, and return automation systems to efficient operation through phone support, remote computer access, and hands-on site work
  • Knowledge and proficiency in operation of laptop computer, smartphone devices, MS Office applications, web-based computerized maintenance management systems, and various automation system manufacturer software
  • Understanding of HVAC/chiller plant energy consumption issues and ability to apply basic electrical power formulas and calculations
  • Ability to train and coach field teams virtually and in person to increase their ability to work with and operate building automation systems
  • Understanding of general energy conservation techniques and ability to identify energy conservation opportunities in commercial building environments

  • Basic application considerations for variable speed/frequency drives for fans and pumps
  • Experience conducting system commissioning and re-commissioning activities
  • Background in developing control strategies and sequences for commercial HVAC systems
  • Experience with economic justification and ROI analysis for energy and BAS projects
  • Knowledge of multiple building automation system manufacturer platforms and software
  • Familiarity with web-based computerized maintenance management systems (CMMS)
  • Experience interviewing and assessing technical proficiency of candidates for building automation positions

Responsibilities

  • Collecting system trouble information from field teams, analyzing technical difficulties, reporting findings, and providing recommendations and improvement methods for permanent fixes to prevent recurring issues
  • Performing site visits to meet with field teams, gathering data to develop more efficient control strategies and sequences, providing recommended scope of work, and assisting in implementing approved system changes
  • Providing hands-on repairs to building automation systems and training field team members in various aspects of BAS operation, repair, and system maintenance to increase their technical capabilities
  • Performing thorough and detailed new system commissioning and existing system re-commissioning throughout the region to ensure optimal performance and energy efficiency
  • Identifying, recommending, and implementing changes to BAS throughout the region to improve energy efficiency while interfacing with the Regional Energy Lead to calculate energy savings
  • Diagnosing, repairing, and returning automation systems to efficient operation through phone support to field technicians, remote computer access interaction, and on-site hands-on repair work
  • Conducting quality control checks on BAS repairs performed by internal teams and external contractors while providing root cause analysis and economic justification for capital and expense projects
