About The Position

NewVue Communities is seeking a Senior Asset Manager to oversee the financial, physical, and operational performance of its real estate portfolio. The Senior Asset Manager serves as the organization's lead asset management professional and will work closely with property management, finance, and development teams to ensure the long-term sustainability and success of the portfolio.

Requirements

  • Bachelor’s degree in real estate, finance, public administration, urban planning or related field preferred
  • Minimum of 5 to 7 years of experience in asset management, affordable housing finance, or real estate portfolio oversight
  • Strategic thinker with hands-on experience managing affordable housing assets, including familiarity with LIHTC, HUD, and other affordable housing financing and compliance requirements
  • Strong financial acumen; comfortable analyzing operating statements, pro formas, and capital budgets
  • Ability to manage and prioritize multiple projects with minimal supervision
  • Excellent judgment and communication skills
  • Working knowledge of Microsoft Office Suite (particularly, Excel), Power BI and/or other cloud-based reporting platforms

  • Interest in process improvement, system development, and/or AI/automation tools for housing operations

Responsibilities

  • Monitor and evaluate property and portfolio performance on a monthly and quarterly basis, including NOI, occupancy, rent collections, and expenses
  • Identify trends, risks, and opportunities and propose appropriate responses
  • Represent ownership interests in conversations with third-party property managers and other partners
  • Review and analyze property budgets, capital plans, and financial statements
  • Lead or support asset-level financial modeling
  • Track capital needs and oversee capital planning processes to ensure long-term sustainability
  • Ensure ongoing compliance with regulatory agreements, loan covenants, and funder requirements
  • Maintain or coordinate compliance calendars for audits, inspections, and reporting deadlines
  • Work with property managers and finance staff to address compliance gaps or risks
  • Serve as liaison between asset management and property operations, finance, and executive leadership
  • Communicate portfolio performance and key issues clearly to senior staff and/or board members
  • Manage or support relationships with lenders, syndicators, investors, and other external stakeholders
  • Build and maintain internal tracking systems to support consistent, clear oversight of the portfolio
  • Recommend and implement process improvements to streamline reporting, task tracking, and internal communication
  • Work with outside consultants to build or enhance asset management tools or templates as needed
