About The Position

We are seeking an experienced, analytical, and highly collaborative Select Service Hotel Asset Director to oversee a portfolio of select-service hotel assets. This leader will be responsible for maximizing asset value, optimizing property performance, supporting strategic capital planning, and driving owner-level initiatives across multiple branded and independent select-service hotels. The ideal candidate brings strong financial acumen, deep understanding of select-service hotel operations, and a proven track record partnering with hotel operators to enhance performance and profitability.

Requirements

  • Bachelor’s degree in Hospitality, Finance, Real Estate, or a related field.
  • 5+ years of experience in hotel asset management, select-service operations, hotel ownership, or hospitality financial management.
  • Strong understanding of select-service brand standards, Marriott and Hilton brand experience preferred.
  • Exceptional analytical skills with proficiency in financial modeling and performance forecasting.
  • Ability to manage multiple assets and priorities in a fast-paced environment.

Nice To Haves

  • Experience with hotel acquisitions and underwriting.
  • Advanced knowledge of CapEx planning, PIPs, and renovation processes.
  • Master’s degree (MBA, MSRE) or relevant certifications (CHAM, CHA).

Responsibilities

  • Develop and execute asset-level business plans for each property, focusing on revenue optimization, cost controls, market positioning, and EBITDA growth.
  • Evaluate property-level performance versus budgets, forecasts, benchmarks, and competitive sets.
  • Identify value-creation opportunities including margin improvements, operating efficiencies, and market penetration strategies.
  • Lead monthly, quarterly, and annual performance reviews with operators and senior leadership.
  • Analyze P&Ls, STR reports, labor models, capital needs, and long-term cash flows.
  • Prepare owner reports, investment summaries, and presentations for leadership and investment committees.
  • Serve as the primary liaison between ownership and hotel management companies.
  • Hold operators accountable to performance targets, brand standards, and property-specific strategies.
  • Lead or participate in operator selection, contract negotiations, and performance evaluations.
  • Develop and monitor short- and long-term capital expenditure plans, including FF&E reserve usage.
  • Ensure projects align with investment strategy, brand requirements, and ROI expectations.
  • Coordinate with project managers, designers, and brand representatives on renovations and PIP execution.
  • Conduct ongoing market research, competitive analysis, and feasibility studies.
  • Identify trends affecting select-service assets, including demand shifts, brand performance, and operating expense inflation.
  • Support portfolio-level initiatives such as refinancing, dispositions, or acquisitions.
