About The Position

Under the direct supervision of the Community Administrator/Executive Director and the general supervision of the corporate director of marketing, the Sales & Marketing Manager plans, manages and executes all sales and marketing functions for a senior living community with the objective of maintaining occupancy goals established for the community. This position may supervise other positions as directed and appropriate.

Requirements

  • Bachelor’s degree in business, marketing, public relations or related field.
  • Five or more years of related experience; experience selling senior housing, retirement or health care services preferred.
  • Excellent computer skills, including word processing, spreadsheets and experience with CRMs.
  • Exceptional interpersonal and communication skills; able to make sales and marketing presentations to a variety of people.

Responsibilities

  • Meet sales, sales activity and occupancy goals established for the community.
  • Meet or exceed established objectives for occupancy, wait list, sales, and sales-related activities including callouts, appointments, planning and creative follow-up.
  • Meet with visitors, walk-ins, and appointments to present the community to new residents and their families.
  • Interview prospects or their representatives to identify needs and services.
  • Follow up to close the contract, working through any issues or special needs.
  • Complete required procedures for applications and/or contracts, leases for residency.
  • Meet marketing and lead generation goals established for the community.
  • Plan and conduct open houses, seminars and marketing events both on and off-site.
  • Identify, foster, and maintain relationships with outside vendors.
  • Generate qualified leads and close sales through public speaking, networking, conducting and attending outreach programs, and developing referral resources.
  • Participate in clubs, societies, service organizations, networking functions to promote Wesley Woods.
  • Collect documentation, maintain accurate records, and prepare reports.
  • Maintain appropriate electronic and manual records for marketing programs, sales, sales activities, referral sources and prospect files, preparing and submitting periodic occupancy and other reports as necessary.
  • Secure all required financial, insurance and medical documentation required for residency approval.
  • Assist prospects in selection of residence interiors, prepare and process selection and renovation forms, and/or act as the liaison to third parties overseeing this role.
  • Review residency contracts and related forms to ensure accuracy and conformity to regulations.
  • Oversee weekly move-in schedule and inventory of available residences.
  • Track transitioning residents and inventory likely to come available via attrition.
  • Maintain Priority Wait List.
  • Complete competitive analyses report to track prices and services of other communities. media; collateral and publicity materials such as brochures, newsletters, postcards and flyers to produce qualified inquiries.
  • Establish and manage annual budget for occupancy development expense, determine product and equipment needs and provide good control system for all inventories and supplies.
  • Participate in career development attending meetings or professional training and development seminars as appropriate.
  • Take initiative to solve problems; recommend improvements of procedures and intra or interdepartmental processes.
  • Perform other duties as assigned.
  • Work collaboratively with other individuals and groups as the situation arises, including community, corporate and advisory partners.
  • Ability to travel and participate in multi-disciplinary leadership team meetings and events
  • Establishes positive working relationships with all members of the leadership team as well as with volunteers
  • Must work cooperatively with maintenance and housekeeping team to ensure presentation of community meets Wesley Woods’ standards.
  • Will participate in off-site meetings
