Additional duties or job functions that can be performed safely may be required as required by supervisory personnel. Deliver excellent internal and external customer service. This person may work independently or with a larger team and must be skilled in working under both conditions. Perform maintenance, repairs, and troubleshooting on building systems including HVAC, plumbing, electrical, mechanical, structural, and appliances. Complete work orders, emergency repairs, and support unit turns across multiple sites. Perform repairs and maintenance on grounds and building systems, including pools, boilers, common areas, and exterior components. Execute renovation, repair, and replacement tasks appropriate to the technician’s skill level. Provide temporary coverage at properties during staffing gaps or periods of high project volume. Support inspection readiness, special projects, renovations, and vendor coordination. Provide coaching and technical guidance to on-site team members when requested. Accurately document work orders, inspections, and project progress. Provide superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase retention, revenue, reputation, and profitability. Support the company’s philosophy, goals and adhere to policies. Comply with all industry Fair Housing rules, OSHA standards, and company policies. Maintain required licenses and certifications as applicable to the skill level. Complete all assigned training. Other duties as assigned. Travel to sites for scheduled work, sometimes between multiple sites per day QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily with proficiency. Must have proven financial, organizational, analytical, and decision-making skills. Must have excellent communication, management, and computer skills. EDUCATION and/or EXPERIENCE: High school diploma or general education degree (GED) and a minimum of ten years related experience or equivalent of education and experience. ESSENTIAL TOOLS: Including but not limited to, All basic hand tools to perform daily maintenance tasks, cordless power tools, hand drain snake, multi-meter, receptacle tester, 4’ ladder, power router. CERTIFICATES, LICENSES, DESIGNATIONS: Valid driver’s license with reliable transportation and vehicle insurance required. HVAC Certification and/or Second-Class C (or higher) Boilers License required. Certified Pool Operators Certification (CPO) is preferred but may be required depending on properties. Certified Residential Maintenance Technician (CRMT) designation is preferred in this position.
