About The Position

The Roving Maintenance Technician will travel between CSM’s residential properties to support properties with general maintenance and repairs, preventative maintenance, unit turnovers and readiness, and property quality and safety. The Roving Maintenance Technician will also be responsible for filling vacant Maintenance Technician positions until they are permanently filled. The Roving Maintenance Technician will report to the Director of Residential Properties.

Requirements

  • High school diploma or GED required.
  • 3+ years of maintenance experience required.
  • Must be detail oriented, have ability to communicate well with all levels within and outside the organization, general computer experience and be able to problem-solve with employees and residents.
  • Must be able to manage multiple priorities in a fast-paced environment.
  • Current and valid driver’s license with safe driving record required.
  • 95% travel to local properties in Minnesota with potential to travel to properties out of state (Iowa, Oregon, South Dakota, Wisconsin, Wyoming)

Nice To Haves

  • CMRT, CPO, HVAC, EPA, boiler, plumbing, electrical, appliance repair certification preferred, or the ability to obtain certification.

Responsibilities

  • General Maintenance & Repairs Perform daily maintenance tasks including appliance repair, and general building upkeep.
  • Complete work orders promptly and professionally, ensuring high-quality.
  • Complete work order notes, turnover logs, and inspection forms accurately and promptly.
  • Diagnose issues accurately and recommend repair solutions or escalate when needed.
  • Provide access, oversight, or support to third-party vendors completing onsite work.
  • Preventive Maintenance Complete scheduled preventive maintenance tasks across multiple properties to extend equipment and building life.
  • Inspect and service equipment such as HVAC units, boilers, water heaters, pumps, and common-area systems.
  • Identify potential maintenance concerns and communicate findings to the Community Manager or Regional Property Manager.
  • Report incomplete work, recurring issues, or supply needs to Community Managers or Regional Property Manager.
  • Unit Turnovers & Readiness Execute apartment turnovers, including painting, cleaning, repairs, fixture replacements, and punch list completion.
  • Ensure units meet company standards for cleanliness, functionality, and safety prior to move-in.
  • Document and communicate turnover progress to Community Managers.
  • Property Quality & Safety Conduct regular property walks to identify maintenance, safety, and cleanliness issues.
  • Address hazards promptly and ensure all work follows safety protocols and building codes.
  • Maintain common areas, grounds, lighting, and exterior cleanliness.
  • Ensure a clean and safe work environment and follow all CSM procedures for resident/employee incidents.
  • Respond to after-hours maintenance emergencies on a rotating schedule, as assigned.
  • Communicate status and resolution steps to onsite teams and leadership.
  • Parts & Tools Inventory Maintain a basic set of tools, supplies, and equipment while traveling between properties.
  • Maintain parts inventory, request materials as needed, and ensure proper documentation of inventory and receipts for purchases.
  • Customer Service Interact professionally with residents and site staff.
  • Communicate status updates, expected timelines, and resolution steps clearly and respectfully to the Community Manager and Regional Property Manager.
  • Presence : Positively contribute to the work environment through engagement, effective collaboration and communication, and involvement in accomplishing property objectives.
  • Be on time, prepared and present for expected and/or scheduled shifts.
