About The Position

Ulteig is seeking a talented, motivated Right-of-Way Specialist II to support our Right-of-Way team. This position will be based in our Denver office. The Right of Way Specialist II performs the acquisition of land rights, permits, leases, and zoning duties assigned by the supervisor with minimal supervision. Responsible for all acquisition of land rights with limited guidance and direction. May be requested to guide or mentor less experienced Right of Way Specialists.

Requirements

  • High school graduate or equivalent study required.
  • Has completed courses in real estate principles, appraisals, and principles of right-of-way, real estate law or equivalent preferred
  • Minimum of 2 years of progressive work experience preferred
  • Ability to work independently with minimal supervision
  • Understanding of land principles and practices used in real and personal property transactions
  • Understanding of legal instruments used for executing the transfer, sale, and lease of property
  • Membership with the International Right-of-Way Association is preferred
  • Possess Notary Public or the ability to be commissioned as a Notary Public
  • Ability to be licensed as a real estate agent, as needed
  • Proven experience in Microsoft Software Applications (Word, Excel, and PowerPoint) and Adobe Acrobat and/or Bluebeam
  • Travel requirements will fluctuate (25%+). Ability to travel up to 50% of the time during busier periods.
  • Demonstrates openness to innovation by embracing and applying evolving technology and AI tools to enhance workflows, solve problems, and drive continuous improvement.
  • Must have authorization to work permanently in the U.S.

Responsibilities

  • Conducts title research and ownership information on projects
  • Evaluate documents, plans, plats, and maps to obtain right-of-way details and ownership information
  • Acquire easements, options, and other forms of land rights in property
  • Coordinate and attend land ownership meetings for acquisition/negotiation activities
  • Actively participate in landowner informational meetings
  • Prepare documents associated with land rights, including but not limited to easements, options, permits, minor land descriptions, communication records, databases, and project status reports
  • Negotiate with landowners, including businesses and governmental agencies, to acquire land rights under the guidance of a senior agent
  • Create and maintain accurate field notes, reports, and databases
  • Negotiates and settles damage claims under the guidance of a senior agent
  • May participate in marketing, sales, and business development activities as assigned
  • Supports the internal project quality escape process for relevant projects
  • Communicates with clients to ensure we are meeting their needs
  • Works closely with other disciplines on multi-disciplinary projects
