About The Position

Ulteig is currently seeking talented, motivated candidates for a Right-of-Way Specialist I position to support our Right-of-Way team. This position will be based in our Denver office (Hybrid). The Right of Way Specialist I will work on right-of-way operations and be responsible for partnering with right-of-way teams. The Right of Way Specialist l performs the acquisition of land rights, permits, leases, and zoning duties assigned by the supervisor.

Requirements

  • High school graduate or equivalent study preferred.
  • Minimum of 1 year of progressive work experience preferred.
  • Understanding of land principles and practices used in real and personal property transactions.
  • Understanding of legal instruments used for executing the transfer, sale, and lease of property.
  • Possess a Notary Public or the ability to be commissioned as a Notary Public.
  • Ability to be licensed as a real estate agent, as needed.
  • Proven experience in Microsoft Software Applications (Word, Excel, PowerPoint) and Bluebeam.
  • Travel requirements will fluctuate (25%+). Ability to travel up to 50% of the time during busier periods.
  • Demonstrates openness to innovation by embracing and applying evolving technology and AI tools to enhance workflows, solve problems, and drive continuous improvement.
  • Must have authorization to work permanently in the U.S.

Nice To Haves

  • Membership and professional certification with the International Right-of-Way Association is preferred.

Responsibilities

  • Conduct title research and ownership information on projects.
  • Evaluate documents, plans, plats, and maps to obtain right-of-way details and ownership information.
  • Acquire easements, options, and other forms of land rights in property
  • Coordinate and attend land ownership meetings for acquisition/negotiation activities.
  • Actively participate in landowner informational meetings.
  • Negotiate with landowners, businesses, and governmental agencies for land rights under the guidance of a senior agent..
  • Prepare documents associated with land rights, including but not limited to easements, options, permits, minor land descriptions, communication records, databases, and project status reports.
  • Create and maintain accurate field notes, reports, and databases.
  • Negotiate and settle damage claims under the guidance of a senior agent.
  • Research projects from a variety of sources.
  • Actively communicates with clients to ensure we are meeting their needs.
  • Work closely with other disciplines on multi-disciplinary projects.
  • Proficient in updating and utilizing GIS to meet the client’s needs.
