About The Position

Legacy Development Partners, with The Garrett Companies, is seeking a high-performance Retail Development Manager who brings intensity, discipline, and a results-driven mindset to every project. This role provides end-to-end ownership of multiple retail developments, overseeing due diligence, entitlements, design coordination, budgets, schedules, and risk through the start of construction. You will lead consultants, manage municipal and stakeholder approvals, and represent Legacy Development Partners at public meetings with confidence and authority. This is a hands-on, on-site role for a proactive problem solver who anticipates obstacles, protects project profitability, and holds a high bar for execution. As part of The Garrett Companies platform, this position offers the opportunity to build impactful retail projects while operating with the autonomy, accountability, and entrepreneurial drive of a standalone development firm. Major Objectives The Retail Development Manager will be responsible for the strategic oversight of multiple retail projects, from conception to completion. This role is responsible for directing each project to ensure the highest standard of excellence, reduce risk, and increase the profitability of Legacy Development Partners. The Retail Development Manager will monitor budgets, contracts, consultants, schedules, and associated risk for all stages of the project through commencement of construction. Requirements

  • Minimum 3 years’ experience in retail real estate development.
  • Advanced computer skills, including MS Office, Bluebeam, project management tracking and scheduling software.
  • Minimum 4-year degrees in Finance, Urban Planning, Engineering, Construction or related field.
  • Retail real estate ground up development experience.
  • A history of success in leading development projects.
  • Must be consistently detail oriented.
  • Strong organizational skills.
  • Dynamic leadership and problem-solving skills.
  • Excellent written and verbal skills.
  • Ability to listen and understand intents and goals.
  • Ability to think creatively and innovatively.
  • Professional judgment and discretion that comes from experience working with customer services, internal teams, and 3 rd party consultants.

Responsibilities

  • Perform initial due diligence of assigned projects to include zoning and code review, title work review and project risk assessment.
  • Produce timeline and cost schedules for all required due diligence items.
  • Assist in the development of project budget.
  • Act as primary contact for all individual project entitlement and approval efforts including the local municipality, Architectural Review Boards and any other party who has approval rights over a project.
  • Assist legal counsel in reviewing and resolving title and survey issues.
  • Ascertain utility availability and connection fees, and costs of necessary improvements.
  • Coordinate design professionals (civil, architectural and others) in the completion of necessary deliverables for every stage of the development process, from initial conceptual layouts to construction drawings and specifications.
  • Coordination throughout the development process on design and entitlement schedules, utility availability and associated costs, and ensure all design plans are fully coordinated.
  • Represent Legacy Development Partners at public hearings and meetings with adjacent neighborhood representatives, utilities, regulatory agents, city officials, etc.
  • Secure all necessary permits and/or approvals in accordance with the project schedule.
  • Provide efficient turnover of the project.
  • Travel to project sites as necessary to execute duties and responsibilities herein.
