About The Position

The Restoration Project Manager is responsible for managing residential and commercial restoration projects from initial loss through closeout. This role leads field execution, customer communication, subcontractor coordination, job costing, documentation, quality control, and schedule management. The ideal candidate understands water mitigation, drying science, mold remediation coordination, and construction rebuild workflows while maintaining compliance with safety and industry standards.

Requirements

  • 3+ years of experience in restoration project management (water, mold, and/or reconstruction).
  • Working knowledge of drying principles and documentation requirements.
  • Experience managing subcontractors and multiple projects simultaneously.
  • Proficiency with job documentation software (e.g., DASH, Encircle, MICA, Clean Claims, or similar) and Microsoft 365.
  • Valid driver’s license with acceptable driving record.
  • Strong communication skills, customer-service mindset, and ability to de-escalate issues.

Nice To Haves

  • IICRC certifications (any): WRT, ASD, AMRT, MR, FSRT (or ability to obtain within a defined timeframe).
  • Estimating experience in Xactimate (or similar platform).
  • Commercial and/or large-loss project experience (multi-family, hospitality, industrial).
  • Construction management or rebuild background.

Responsibilities

  • Manage restoration projects end-to-end: emergency response, mitigation oversight, rebuild coordination, and closeout.
  • Develop scopes of work, work plans, schedules, and phase sequencing for mitigation and reconstruction.
  • Coordinate labor, equipment, materials, and subcontractors to meet production goals and timelines.
  • Conduct site inspections, moisture mapping, and daily monitoring (or ensure it is completed accurately by the team).
  • Maintain quality standards and ensure work aligns with company SOPs, applicable codes, and customer expectations.
  • Serve as the primary point of contact for customers, property managers, adjusters, and consultants.
  • Set clear expectations regarding process, timeline, access requirements, approvals, and change orders.
  • Provide timely updates (phone/email), including documentation and progress photos when needed.
  • Lead walkthroughs, punch lists, and final acceptance.
  • Create and/or review estimates and supplements (Xactimate preferred).
  • Document job notes, daily logs, photos, drying logs, readings, sketches, and communications.
  • Support accurate invoicing by ensuring completed work is documented and matches approved scope.
  • Track change orders and obtain written authorization prior to proceeding with out-of-scope work.
  • Manage job budgets, labor hours, equipment usage, material costs, and subcontractor spend.
  • Monitor gross margin and identify cost overruns early; propose corrective actions.
  • Ensure purchase orders, work orders, and vendor/sub invoices are submitted and coded correctly.
  • Enforce OSHA and company safety requirements, including PPE and jobsite safety documentation.
  • Maintain compliance with IICRC standards and applicable local/state regulations.
  • Participate in an on-call rotation for emergency response as needed (after-hours/weekends).
