About The Position

Looking for a dedicated and meticulous Residential Project Manager to become part of our workforce at a residential property management firm in Middletown, OH. With a collection including more than 2,000 properties, the perfect candidate will thrive in inspiring their team to achieve strict deadlines while providing outstanding workmanship. Ensure that properties are prepared for potential tenants to move in smoothly. Conduct thorough on-site inspections of newly vacated properties according to the provided template and provide a budget, collaborating with contractors and trades. Efficiently assign tasks to contractors and trades, oversee their progress, and verify satisfactory completion within project deadlines. Provide weekly status updates to senior management for each property under management. Review and accurately approve all invoices for weekly payments. Ensure all inspections and repairs meet company quality standards before final cleaning and closeout. Ability to assign tasks to crews in detail and follow up on each assigned task effectively. Ability to work in a fast paced environment with multiple projects. Demonstrated leadership skills and the ability to motivate crews to meet critical deadlines. Essential knowledge of construction processes, practices, Hands-On/Punch-Out item completion, and scheduling. Proficient in using technology such as Word, Excel, Google Sheets, Office, Tablet, and Smartphone. Strong communication skills to provide regular updates on property status and maintain accurate spreadsheets. Thorough understanding of project scheduling and budgeting to ensure efficient project management. Capability to analyze, prioritize, and estimate costs when making decisions.
