We are currently seeking an experienced Residential Property Engineer for our Newark, NJ portfolio of properties. The Residential Property Engineer will be responsible for overseeing maintenance operations.

Requirements

  • Minimum high school education or equivalent
  • Relevant certifications in HVAC, plumbing, or other related fields or ability to acquire them.
  • Proven experience (7-10 years) in a supervisory role within property management, with a focus on residential properties.
  • Strong technical skills in HVAC systems, plumbing, heating, boilers, BMS, water tower, electrical switch gear, elevator, fire protection, security system and general maintenance.
  • Ability to effectively supervise and lead a team, fostering a positive work environment
  • Proficiency in using property management software for service requests and maintenance tracking.
  • Excellent communication and interpersonal skills.
  • Ability to work independently and make sound decisions under pressure.
  • Availability for on-call and emergency situations as required.

Responsibilities

  • Conduct routine inspections and maintenance of HVAC, plumbing, heating, boilers, water tower, and other building systems to ensure functionality and efficiency.
  • Monitor the BMS to ensure routing functionality and energy efficiency.
  • Supervise and direct a team of maintenance staff, providing guidance, training, and support as needed.
  • Manage and prioritize service requests and preventive maintenance tasks through property maintenance software.
  • Respond promptly to emergency maintenance requests and issues.
  • Coordinate with external contractors and vendors for specialized repairs and services.
  • Ensure compliance with all safety protocols, building codes, routine city inspections (such as elevator and sprinkler), and regulations.
  • Maintain accurate records of maintenance and repair activities.
  • Maintain a list of seasonal maintenance requirements for various equipment, such as heating boilers, hot water boilers, and PTAC.
  • Maintain accurate records of As-Built drawings and locations of shut off and valves, clean outs, power down switches, and disconnect.
  • Maintain and control all keys and fobs related to operation of the building.
  • Maintain accurate records (hardcopy and electronic copy) of the Operation Manual, warranty book, and list of contractors and vendors. Thorough understanding of the cleaning requirement for the newly installed finished products and equipment.
  • Ensure a smooth transition from the current construction to operations and participate in all training to be provided by the General Contractors and their subcontractors.
