We are known for craftsmanship, customer satisfaction, and getting projects built the right way. We are currently seeking an experienced, organized, and detail-driven Residential Design Drafter & Permit Technician to support our production pipeline by creating permit-ready drawings, preparing HOA/ACC submittals, and managing permit applications through approval. This position works closely with four Project Managers , municipal/county permitting offices, engineers, and customers to keep projects moving smoothly from design to permit to installation. Position Summary This role combines residential drafting and permit/HOA processing into one critical position. You will produce accurate, code-compliant plan sets and site plans, maintain drawings through revisions, assemble complete permit and HOA packages, submit through online portals or in-person processes, and track approvals to completion. You must be fluent in English and able to communicate clearly and professionally with internal team members, customers, and permitting agencies.

Requirements

  • Residential drafting experience: 5+ years (sunrooms/additions strongly preferred)
  • Permitting experience: 2+ years preparing and submitting permits in Georgia jurisdictions
  • Proficiency in CAD drafting; ability to produce clear, code-compliant drawings and site plans
  • Working knowledge of setbacks, easements, zoning basics, and residential construction terminology
  • Strong knowledge of permitting workflow from start to approval (and responding to comments)
  • Fluent in English with strong written and verbal communication skills
  • Highly organized, detail-oriented, and able to manage multiple deadlines
  • Proficient in Microsoft Word and Excel
  • Full-time, in-office role in Kennesaw, GA
  • Reliable transportation required
  • Must pass a background check and pre-employment drug test

Nice To Haves

  • Experience permitting in counties/cities such as Cobb, Fulton, Cherokee, Paulding, City of Roswell , and other metro-Atlanta jurisdictions
  • Experience with online permit portals (examples: SagesGov, ePlan, CityView , etc.)
  • Familiarity with HOA/ACC standards and common approval requirements
  • Experience coordinating with engineers on structural sheets and revisions
  • Experience working directly with customers and construction teams

Responsibilities

  • Create and revise permit-ready plan sets for residential sunrooms, screen enclosures, and light residential additions
  • Produce site plans showing setbacks, easements, zoning requirements, and project footprints
  • Complete redline markups , revisions, and detail updates quickly and accurately
  • Build and update 3D models for design development and customer visualization (SoftPlan)
  • Maintain organized, accurate construction documents and project files
  • Prepare and submit complete building permit application packages across Georgia jurisdictions
  • Assemble required documentation (drawings, surveys, product specs, engineering sheets, forms, fees, etc.)
  • Prepare HOA/ACC packages , respond to revision requests, and coordinate approvals
  • Respond to plan review comments , revise drawings/documents, and resubmit as needed
  • Track permit status, resubmittals, renewals, and approvals to keep schedules on track
  • Maintain accurate records of submittals, fees, communications, and outcomes
  • Coordinate with Project Managers , engineers, subcontractors/trades (as needed), and municipal staff to resolve submittal issues
  • Manage multiple active projects and deadlines simultaneously while supporting four PMs
  • Apply company drafting standards, naming conventions, and quality control procedures consistently
