About The Position

The Enterprise Community Loan Fund (ECLF), a certified community development financial institution and part of the Enterprise Family of Companies, is seeking a Relationship Manager (RM). This position will primarily manage the experience of Enterprise’s Equitable Path Forward (EPF) clients across the Enterprise family of products and services within the Enterprise Capital and Solutions business units. The role has a national scope and is considered hybrid, with a preference for candidates to be near an Enterprise office in Columbia, Maryland, New York City, Baltimore, or Washington D.C. Reporting to the Senior Director, Capital, the Relationship Manager will serve as the primary liaison for a portfolio of approximately 30 EPF sponsors, providing tailored services based on their capacity. This role is crucial for enhancing the EPF client experience, ensuring that Enterprise capital and services support the scaling and growth of EPF partners' capacity while simultaneously improving Enterprise’s risk management. The RM will develop in-depth knowledge of each partner’s operations, pipeline, and portfolio to assess capacity needs and facilitate connections to advisory services. Key responsibilities include educating sponsors on Enterprise's full suite of financing products and services and facilitating access to technical assistance for due diligence and underwriting requests.

Requirements

  • A minimum of 7 years of work experience.
  • An undergraduate degree in business, finance, real estate, urban planning, or related field.
  • Exceptional communication, negotiation, and critical thinking skills to manage multiple clients.
  • Strong organizational and analytical skills to manage diverse and complex relationships.
  • Strong finance and real estate experience including strong experience in underwriting within a CDFI or private lending context.
  • Particular focus on real estate focused, small businesses including development and property management.
  • Proficiency in analyzing financial statements of nonprofit and for-profit organizations.
  • Demonstrated capacity to assess opportunities, risks and challenges.
  • Effectively work with a unique and varied group of small business owners to leverage Enterprise products and services to advance solutions that both mitigate risk and support scaling of EPF clients’ capacity.
  • Ability to prioritize and manage multiple projects and assignments.
  • Ability to meet tight deadlines.
  • Ability to coordinate and communicate effectively across all levels of Enterprise.
  • Strong computer aptitude skills, including knowledge of Microsoft Office Suite Programs.
  • Ability to travel up to 30%.

Nice To Haves

  • Familiarity with a range of federal, state, and local community development programs that finance affordable housing and other real estate assets.
  • Familiarity with federal, state, and local government funding sources for capital and operating needs of multifamily housing, special needs housing, and community facilities (e.g., LIHTC, HUD programs, etc.) strongly desired.

Responsibilities

  • Manage Enterprise’s Equitable Path Forward clients’ experiences throughout the Enterprise family of products and services within the Enterprise Capital and Solutions business units.
  • Engage clients with a national scope.
  • Manage a portfolio of roughly 30 EPF sponsors providing a range of services dependent on sponsor’s capacity (i.e., ten high, ten mediums, ten low).
  • Undergird the EPF client experience, ensuring that Enterprise capital and services enhance objectives to scale and grow EPF partners' capacity while improving Enterprise’s risk management.
  • Develop in-depth knowledge of each partner’s operations, pipeline, and portfolio.
  • Assess sponsors’ capacity needs and facilitate connections to advisory services as needed.
  • Educate sponsors on the full suite of Enterprise financing products and services.
  • Facilitate access to technical assistance for due diligence and underwriting requests.
  • Provide input for all credit approvals and monitor investments across business lines.
  • Participate in credit committees and portfolio reviews.
  • Coordinate due diligence and reporting requests across business lines to alleviate duplication.
  • Serve as a feedback loop to business lines for challenges and areas for improvement.
  • Assist in troubled investment/workout situations to mitigate risk.
  • Develop and maintain relationships internally within and externally with Enterprise as relevant to the position within community development organizations and regions in which their EPF clients operate.
  • Work closely with a portfolio of real estate developers who range across geography, capacity, expertise, and scale of projects developed and/or in progress.
  • Contribute to production goals by identifying lending and investment opportunities.
  • Ensure appropriate engagement and hand off between the EPF Capital unit and the business lines for further transaction vetting and underwriting.
  • Periodically work collaboratively and to a certain extent, in an informed, advisory capacity with Loan and Investment staff on underwriting for credit packages pending approval.
  • Perform financial analysis of both for- and non-profit sponsors and/or borrowers.
  • Complete 3rd party reviews.
  • Perform site visits.
  • Conduct cursory underwriting activities on an independent basis, as necessary.
  • Fulfill other responsibilities as assigned such as assisting with the development of innovative programs and/or product initiatives, investor requests, or other special requests as applicable.
  • Work cooperatively with local and regional staff from Enterprise Community Partners, Enterprise Housing Community Investment and Bellwether Enterprise to coordinate and leverage Enterprise resources, grants, loans and equity in project development and advancement of the three goals of Enterprise’s strategic plan: Increasing housing supply, advancing racial equity, and building resilience and upward mobility.
