About The Position

HireNow Staffing is conducting a search for a seasoned Regional Property Manager to oversee a portfolio of multifamily communities in the greater Youngstown market. This is a hands-on, field-driven leadership role responsible for operational execution, financial oversight, team accountability, and overall portfolio performance. The ideal candidate is an experienced multifamily operator who understands how to manage property managers, hold maintenance leaders accountable, and drive measurable results across multiple assets. Candidates must demonstrate stable, long-term employment history within multifamily housing. Frequent job changes or short-term roles will not be considered.

Requirements

  • Demonstrated experience managing multiple multifamily apartment communities.
  • Proven track record overseeing B and C class assets.
  • Direct experience preparing annual operating and capital budgets.
  • Experience analyzing and managing Net Operating Income (NOI).
  • Strong working knowledge of Fair Housing compliance.
  • Valid driver's license and reliable vehicle for daily property travel.
  • Must reside within 40 minutes of Youngstown, OH.
  • Stable employment history with consistent tenure in prior roles.

Responsibilities

  • Portfolio Oversight & Performance Management Direct operational leadership across multiple apartment communities.
  • Establish clear performance benchmarks for occupancy, delinquency, NOI, and expense control.
  • Review weekly leasing, traffic, renewal, and financial reports to identify trends and course-correct quickly.
  • Ensure property-level teams are executing consistent leasing and resident retention strategies.
  • Financial & Budget Accountability Lead annual operating and capital budget preparation.
  • Monitor rent growth strategy, concessions, bad debt, and controllable expenses.
  • Analyze monthly financial statements and variances.
  • Identify opportunities to improve revenue capture and reduce loss-to-lease.
  • Partner with ownership on long-term asset performance strategy.
  • Team Leadership & Development Directly supervise on-site Property Managers and indirectly oversee maintenance leadership.
  • Conduct regular site visits to evaluate operational standards and team effectiveness.
  • Participate in recruiting, interviewing, and onboarding key property-level hires.
  • Provide coaching, performance evaluations, and corrective guidance when necessary.
  • Reinforce accountability standards across all communities.
  • Resident Experience & Compliance Address escalated resident concerns with professionalism and urgency.
  • Ensure compliance with Fair Housing regulations and state landlord-tenant laws.
  • Maintain high standards of curb appeal, safety, and community presentation.
  • Oversee implementation of company policies and operational procedures.
  • Market & Community Presence Evaluate local market conditions and competitive properties.
  • Collaborate with on-site teams to adjust pricing and marketing strategies.
  • Support outreach efforts to sustain leasing momentum.
