The Regional Manager oversees the performance, staffing, and financial health of a small, well-defined group of communities (typically 4 or less, based on company needs and property complexity). This role is intentionally scoped below a Regional Property Director to ensure appropriate workload and support levels. The Regional Manager works proactively with support from the Regional Property Director to strengthen occupancy, financial performance, employee engagement, customer service, maintenance productivity, and compliance across all communities. This position partners closely with the Regional Property Director and supports the implementation of company initiatives, operational standards, and strategic goals. The Regional Manager is a full-time role and reports to the Regional Property Director.

Requirements

  • Minimum High School diploma or equivalent; bachelor’s degree preferred.
  • Multi-site/Area/Regional Manager experience.
  • Ability to travel regularly to all assigned properties.
  • Ability to lift a minimum of 15 lbs. independently.
  • Ability to endure year-round interior/exterior temperatures with physical activities including sitting, standing, walking & climbing stairs.
  • Demonstrated professionalism, maturity, and strong leadership presence.
  • Highly organized and self-directed with excellent follow-through.
  • Strong analytical thinking and ability to interpret financial and operational data.
  • Positive, solution-focused, and team-oriented mindset.

Responsibilities

  • Oversee daily operations and performance of small group of communities - including leasing, maintenance, resident relations, administrative tasks, property appearance, and key performance metrics.

  • Oversee daily operations for assigned communities, ensuring compliance with Weinstein Properties policies, mission, and standards.
  • Monitor occupancy, delinquency, renewal trends, and overall financial performance across properties.
  • Review, evaluate, and recommend rent pricing, concessions, and revenue strategies. Participate in pricing calls and ensure teams respond to pricing updates.
  • Partner with Property Managers on budget adherence, controllable expenses, and NOI-driving initiatives.
  • Ensure communities maintain “picture perfect” standards and uphold WP brand expectations.
  • Oversee capital projects, renovations, and major work items; coordinate with maintenance teams and vendors as needed and as directed by the Regional Property Director.
  • Analyze property reporting and trends to identify areas of improvement and implement corrective action plans.
  • Directly supervise and coach Property Managers, Assistant Managers, and Leasing Operations Managers; ensure PMs are effectively managing Leasing and Maintenance teams.
  • Build strong, positive relationships with site teams; maintain a consistent presence at communities.
  • Provide ongoing leadership, coaching, and accountability, ensuring teams understand expectations and performance standards.
  • Support hiring, onboarding, and training efforts for onsite roles in partnership with the Regional Property Director and the HR Team.
  • Manage escalations requiring higher-level strategic intervention in coordination with the Regional Property Director.
  • Deliver performance feedback, assist with evaluations, support employee development, and participate in corrective action where needed.
  • Champion Weinstein Properties’ culture, values, resident-first philosophy, and team engagement efforts across all communities.
  • Foster a customer-focused culture that exceeds resident expectations.
  • Resolve escalated resident concerns and complex property issues in a timely and professional manner.
  • Ensure accuracy of lease violations and resident communications.
  • Monitor and hold teams accountable to monthly Google Review goals and overall online reputation targets.
  • Support property teams during emergencies and assist communities as needed during high-impact events or weather situations.
  • Conduct regular property audits, including file compliance, safety protocols, and standard operating procedures adherence.
  • Ensure all communities maintain accurate, complete resident and financial records.
  • Review applications, file audits, and risk-related documentation.
  • Support the Regional Property Director with portfolio reporting, analysis, and communication.
  • Ensure execution of company initiatives, operational rollouts, and policy updates at the property level.
  • Partner closely with Maintenance Supervisors and maintenance teams to enhance productivity, scheduling, and resident satisfaction.
  • Collaborate with HR, Training & Development, Marketing, Accounting, and the Leadership Team to support regional needs.
  • Participate in leadership meetings, strategic planning sessions, and operational reviews.
  • Provide feedback and recommendations for improvement to the Regional Property Director and corporate partners.
