Click here to hear from our employees. We’re looking for a Regional Manager to provide leadership and support for properties across the eastern half of Wisconsin—from Milwaukee to Green Bay . This hybrid role offers flexibility to work from home, our Greenfield office, and on-site at assigned communities. You’ll oversee a portfolio of 9 senior and multi-family properties , featuring a mix of Section 42 and market-rate units. This is an opportunity to make a meaningful impact by ensuring high-quality operations and resident satisfaction.

Requirements

  • More than 8 years of property management
  • At least 5 years of LIHTC, Section 42 and/or Market Rate Leadership experience
  • Fair Housing Training
  • OneSite/Real Page or similar property management systems
  • Strong excel skills
  • Valid Driver's license, insurance and acceptable motor vehicle record (company car assigned)

Responsibilities

  • Budgets and Accounting
  • Annual budgets
  • Meet NOI and budget goals
  • Evaluate monthly financial statements
  • Prepare owner reports
  • Leasing and Marketing
  • Oversee property-based marketing and leasing efforts
  • Establish and implement marketing plans
  • Evaluate market conditions and property comparable
  • Operations
  • Ensure consistency in property procedures and process
  • Monitor contract process for capitol improvements
  • Ensure rent collections are in accordance with policies and procedures
  • Reporting and preparation for investor inspections
  • Ensure compliance of Section 42 rules, fair housing, federal/state/local laws and Horizon's process and procedures at each property site.
  • Talent Management
  • Partner with Human Resources in recruiting and hiring
  • Partner with Training in employee onboarding and staff skill development
  • Performance management and ongoing coaching
  • Identify and develop potential leaders
