About The Position

The Regional Maintenance Supervisor is responsible for organizing, directing, and managing the overall maintenance programs for the properties within an assigned portfolio. The Regional Maintenance Supervisor works to establish and enforce best practices pertaining to safety, training, staffing, preventative maintenance, satisfactory cash flow, positive resident relations, and optimal tenant retention. This is a remote position, but does require travel.

Requirements

  • Good oral and written communication skills.
  • A proven track record for hands-on apartment maintenance and supervisory skills.
  • Must be self-motivated, able to complete assigned tasks and have the ability to negotiate competitive pricing of supplies and contracted work.
  • Able to multi-task and prioritize property needs
  • Exhibit strong attention to detail.
  • Exhibit strong leadership and training skills
  • Able to perform at high levels in fast paced work environment and successfully adapt to changing priorities and work demand.
  • Able to think logically in order to troubleshoot, analyze situations, and make sound business decisions.
  • Able to lift, push and pull up to 75 pounds
  • Formal technical training and/or equivalent job experience in heating, air conditioning is essential.
  • HVAC certification required.
  • EPA certification required for the handling of refrigerants or ability to get certified.
  • Provide own hand tools.
  • Able to operate all necessary tools to perform the essential functions of the position.
  • Experience in residential property maintenance is required.
  • Working knowledge of OSHA standards and other environmental safety standards.
  • Able to perform a variety of duties in all types of weather.

Responsibilities

  • Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
  • Inspect common areas and buildings within assigned portfolio to monitor the appearance, cleanliness, maintenance, attractiveness, and safety of the property.
  • Conduct hands-on training in the field: safety, HVAC, turn protocol, work order policy, software and any other maintenance related training needs.
  • Assist with the onboarding of new properties. This is to include but not limited to, help setting up software settings specific to the property needs, shop set up, vendor set up, SOP implementation and maintenance employees within assigned portfolio.
  • In conjunction with the Regional Manager, knowledge of all BHAM Construction projects within the assigned portfolio.
  • Assist with the physical due diligence of new communities.
  • Solicit proposals and competitive pricing from vendor partners to ensure regional pricing where necessary.
  • Communicate frequently with The Director of Maintenance and the Regional Property Manager on vital needs of the properties.
  • Work with Corporate Staff and other Regional Maintenance Supervisors to review, implement and help maintain maintenance related policies and procedures for the company.
  • Ensure preventative maintenance schedules are followed and maintain proper levels of inventory.
  • Review and ensure daily maintenance activity are managed appropriately and in compliance with the policy for each property within assigned portfolio. Work with on-site maintenance teams on any areas that may need improvement. This includes service requests, turnover, ordering, etc.
  • Assist Regional Property Managers with capital projects. This is to include communicating capital needs, bids and oversight of projects.
  • Perform administrative requirements, such as completing necessary forms, reports, etc., and submit as required and on a timely basis.
  • Supervise property Maintenance staff including performance management, discipline and timekeeping.
  • Regular travel required.
  • Recording all times worked by property appropriately.
  • Perform other related duties and responsibilities as assigned.
  • Possible need for filling open Maintenance Supervisor rolls and on-call responsibilities when needed.
