About The Position

One Federal Solution (OFS) is a Service-Disabled Veteran-Owned Small Business with over two decades of experience supporting federal Defense and Civilian agencies. Specializing in business intelligence, acquisition, and procurement, OFS delivers mission-critical services and high-performing professionals to government partners. As a Realty Specialist, you will play a pivotal role in supporting the Department of State's real property planning, acquisition, and management initiatives. Your expertise will contribute to the effective administration of complex real estate programs, ensuring compliance with federal regulations and optimizing space planning and lease procurement practices.

Requirements

  • 3+ years of specialized experience interpreting and applying laws, regulations, and policies related to real estate acquisitions and federal real estate project management
  • 3+ years of experience performing full-range real estate functions, including lease acquisition, policy development, process improvement, project management, lease system implementation, and acquisition/disposition program planning
  • Experience managing and coordinating complex real estate programs
  • Experience researching deeds and public records to determine property ownership
  • Knowledge of plat mapping and legal descriptions (metes and bounds, rectangular survey, and lot and block)
  • Knowledge of federal real property planning, land acquisition, prospectus-level leases, and space planning
  • Experience conducting cost/price analysis and developing negotiation positions for lease procurement or real estate acquisitions
  • Active Secret security clearance
  • Experience serving as a liaison with federal agencies and external partners (e.g., GSA, military, state/local agencies, private-sector partners) on real estate or space/lease projects

Nice To Haves

  • Experience using IRPMS (Integrated Real Property Management System) or maintaining data accuracy in IRPMS
  • PMP certification (held by start date or obtainable within 12 months of start)

Responsibilities

  • Providing policy, analytical, and technical expertise for real property planning, acquisition, and management.
  • Preparing recommendations and policy proposals for land acquisition and prospectus-level leases.
  • Supporting short- and long-range space planning and developing technical documents.
  • Coordinating and administering projects involving acquisition, termination, construction, renovation, repair, and property management.
  • Serving as a liaison with GSA, military, state/local agencies, and private-sector partners.
  • Developing housing plans, briefings, and options papers for management review.
  • Researching and evaluating programs and practices to monitor and manage real estate projects.
  • Maintaining portfolio and rent projection data, ensuring accuracy in IRPMS.
  • Developing standards and guidance to improve lease procurement practices and financial arrangements.
  • Conducting cost/price analyses and developing negotiation positions for lease procurement and acquisitions.
  • Advising on the interpretation and implementation of new or revised procedures.
  • Providing consultative and strategic business support across lease procurement and space delivery.
  • Delivering analyses and recommendations to management on evolving business needs and program development.
