About The Position

The Real Property Specialist will play a key role in supporting the Department of the Air Force (DAF) validate and correct NexGen IT records for all assets and records it manages to enable DAF to sustain effective management of real property assets. In this position, you will provide expertise and support required to inspect and inventory Air Force real properties in accordance with Air Force regulations, AFCEC guidance, and Financial Independent Verification Readiness (FIAR) standards. Your expertise will help the division maintain compliance, maximize operational efficiency, and uphold the highest standards of stewardship for Government facilities and assets.

Requirements

  • Minimum 1 year experience relating to Federal Real Property Accountability and/or Auditing Processes
  • One (1) year of experience with NexGen IT functionalities.
  • Three (3) years of experience in real property data, including hard-copy and digital data.
  • Knowledge of Air Force real estate and/or auditing principles
  • Demonstrated knowledge of real property life cycle management
  • Adherence to established company operating policies, procedures and accepted industrial practices.
  • U.S. citizenship required; ability to obtain and maintain a security clearance.
  • Valid driver's license, current vehicle registration, proof of insurance
  • Ability to travel (OCONUS)

Responsibilities

  • Conduct physical Existence and Completeness inventories of all base buildings, structures, linear assets, and land in accordance with Air Force directives and AFCEC SOP procedures.
  • Perform inspections of all real property assets ensuring 100% of assets are fully reviewed in accordance with AFI 32-9005.
  • Conduct administrative and analytic actions to include reviewing, analyzing, documenting, generating key supporting documents (KSDs) and presentation materials as required.
  • Provide a list of recommended corrective actions needed in NexGen IT and support facility folders.
  • Conduct corrective actions within the NexGen IT application and create or edit supporting facility folders upon approval.
  • Performs all Financial Improvement and Audit Readiness (FIAR) actions such as Existence and Completeness (E&C) within prescribed timelines.
  • Provide Air Force Financial Managers with guidance, oversight, and standard capability to timely leverage data sources from multiple systems.
  • Perform business analytics/intelligence to monitor and assess organizational performance; and take efficient actions to remediate deficiencies (automating processes where possible).
  • Promote process improvements to support operational requirements and capabilities.
  • Conduct a full validation of assets, which includes reviewing NexGen IT real property data, facility folders, and physical inspection surveys to document all incomplete, inaccurate, missing, expired instruments, and outstanding real property assets for compliance.
  • Assist the Installation Real Property Accountability Office (RPAO) to find and address real property line items that may not yet be in NexGen IT but are valid data to be included in both the validation report and NexGen IT system.
  • Coordinate with DAF and other specialized government agencies to determine database problems, database conflicts, system integration issues, and real property category codes that may not populate due to coding requirements.
  • Produce Validation Report detailing findings, resolving comments and finalize outstanding real property line items.
  • Provide strategic ideas and solutions in broad-based communication and change management support.
  • Responds to customer inquiries with accuracy in a timely manner.
  • Performs other job-related duties as assigned.
