About The Position

Provides dedicated planning and scheduling support to the Program Management Office (PMO) at Andersen Air Force Base. This role is responsible for collecting and analyzing project data, developing detailed construction schedules, maintaining program-level schedule products, and identifying schedule risks or conflicts. Ensures the PMO has accurate, timely, and actionable schedule information to support the successful execution of MILCON and FSRM projects. Compensation & Benefits: Estimated starting salary for the Master Scheduler: Pay commensurate with experience. Real Property Responsibilities Include: Apply and advise on capturing, accounting, and validating funds related to MILCON, minor construction, maintenance, and repair projects. Maintain accurate real property records for all buildings, structures, utilities, and land assets regardless of ownership status. Reconcile installation real property records with base organizations, tenants, and other accountable agencies. Provide full facility cost accountability, ensuring all work orders, repairs, and capital improvements are properly calculated and allocated in accordance with DoD cost standards. Utilize AF accounting principles to validate financial transactions, contract modifications, and ensure general ledger accounts (GLA) balances are correct. Evaluate and ensure accuracy and audit-readiness of real property documents, work orders, and construction contracts for capitalization. Prepare reports from surveys, inventories, and inspections, including identifying excess space or facilities. Coordinate real property disposal and utilization change documentation, including preparation of packages requiring higher-level approval. Conduct end-of-year closeouts for all installation real property accounts. Conduct space utilization surveys, analyze facility requirements for compatibility, and recommend appropriate changes. Support lease administration, resolving issues under lease terms and coordinating with real estate offices as needed. Conduct annual boundary inspections; report encroachments, underutilized areas, and recommend informed property disposal actions. Update real property records for on- and off-base sites in accordance with AF policy and guidance.

Nice To Haves

  • Familiarity with AF Form 1354 (preferred)
  • Familiarity with Air Force Instruction 32-1001 Installations and Facilities dated 27 FEB 2025 (preferred)
  • Familiarity with UFC 1-300-08 Criteria for Transfer and Acceptance of DOD Real Property dated 3 AP 2023 (preferred)
