About The Position

The Real Estate Specialist performs various acquisition, relocation assistance, property disposition, and advertising device control activities. This includes managing permanent right of way changes, determining relocation benefits, conducting title research, preparing financial analyses for property marketability, and handling the sale of property and demolition contracts. The role also involves researching and verifying illegal advertising devices and preparing documentation for their removal, including court testimony. Additionally, the specialist prepares project-related documents and reports using computer software, responds to inquiries, attends meetings, maintains accurate records for property leasing, purchasing, and sales, and assists in real estate valuation and future improvement studies.

Requirements

  • 36 months training or 36 months experience in real estate, property management or related field
  • Ability to travel
  • Ability to provide own transportation
  • Completion of undergraduate core program in business administration, real estate, property management or related field
  • 12 months training or experience in real estate or property management
  • Proficiency in Real Estate skills

Responsibilities

  • Performs all acquisition activities which involve permanent right of way change in residual value of property of any value
  • Conducts relocation assistance functions (i.e., determines comparable dwelling for relocation of property owner, determines relocation benefits, researches market & computes expenditures for relocation)
  • Conducts all property disposition activities (i.e., no limit on dollar value) including title research, acquisition of landlocked parcels of excess land, prepares financial analysis for marketability of land or access rights, feasibility studies & plans of action for relocation of acquired structures & documents involved in sale of building demolition contracts & performs activities related to sale of property & property rights
  • Performs all advertising device control activities (i.e., research & verification of illegal devices) & performs necessary research to prepare removal documentation (i.e., research of titles, site inspection, contacts owners, conducts internal file search, testifies in court)
  • Prepares documents, reports & correspondence related to project status &/or assignments using a computer & related software (e.g., Microsoft Office)
  • Reviews & responds to informational inquiries & complaints
  • Attends meetings as required
  • Prepares & maintains accurate records & files relating to leasing, purchasing & sale of property (e.g., documentation of all work in process, final acreage figures on property purchased or sold, accurate square foot figures of spaced leased & corresponding rental rates)
  • Assists in analysis of real estate valuation &/or studies to determine potential future improvements
