About The Position

We are seeking a highly skilled Real Estate Portfolio Manager to oversee portfolio planning within the Americas market area, encompassing lease events, new location requirements, and CAPEX investments. In this pivotal role, you will help optimize our portfolio and advance a human-centric real estate (RE) function by coordinating all related activities for the company. Key responsibilities include identifying and securing new properties, negotiating lease agreements, automating portfolio reports, ensuring ongoing lease provision compliance, and resolving landlord-related lease issues. As the real estate subject matter expert (SME), you will manage transactions, partner closely with corporate project sponsors, and execute initiatives aligned with efficiency objectives and RE-defined metrics.

Requirements

  • Communicate clearly and actively listen to Business Units, clients, investors, and partners to understand needs and requirements.
  • Present program vision, goals, benefits, risks, and progress concisely and consistently to stakeholders.
  • Solicit, acknowledge, and address stakeholder feedback, concerns, and suggestions respectfully and promptly.
  • Apply strong analytical skills to evaluate portfolio performance, assess risk, and interpret market reports.
  • Develop, complete, and validate business cases that reflect financial impacts on the overall Ericsson portfolio.
  • Use data-driven insights to inform investment decisions and prioritize portfolio actions.
  • Create comprehensive strategic plans that align with Ericsson Group Real Estate goals and account for market SWOT (strengths, weaknesses, opportunities, threats).
  • Translate strategy into actionable roadmaps and measurable objectives for the Americas portfolio.
  • Lead negotiations for leasing, disposition, and property sales to achieve favorable commercial outcomes.
  • Collaborate across functions (Legal, Sourcing, REBP, brokers, business stakeholders) to execute strategy and ensure alignment.

Responsibilities

  • Drive effective stakeholder engagement and communication with Real Estate Business Partners (REBP) and other key partners.
  • Build strong relationships with Legal, Sourcing, brokers, and business stakeholders across the Americas.
  • Enhance quality control of portfolio data and business case documentation.
  • Review, recommend, and implement an efficient portfolio strategy for the Americas region.
  • Establish and maintain clear processes for lease administration, document extracts, and compliance tracking.
  • Monitor and manage potential real estate transaction projects and critical lease dates.
  • Oversee lease development processes in alignment with Sourcing and ensure proper business justifications are secured.
  • Track market trends through local broker reports and integrate insights into portfolio planning.
  • Lead and document discussions with landlords, negotiating as necessary to support company objectives.
  • Prepare, review, and present business cases and decision documents, regularly reporting progress to the Head of Real Estate.

  • Short-Term Variable Compensation Plan Your pay also includes the opportunity for an annual bonus. Actual bonus payouts are based on performance of the business against the unit's objectives, individual performance, and the individual bonus target. Certain eligibility and pro-ration rules apply.

When you contribute at least 5% of eligible pay, you are receiving Ericsson's full matching contributions of 4%. Matching and company automatic contributions stop when your total eligible pay for the year reaches the IRS limits. Employees will also receive company credits in an amount equal to the cost of basic life insurance and basic accidental death and dismemberment coverage, as well as short-term and long-term disability coverage. Employees also have the option to participate in Ericsson's Stock Purchase Plan.
  • Your Time Your work-life balance is important to us. New employees are provided a minimum of 15 days of accrued vacation, up to 3 personal days per year, 11 annual holidays, 8 hours of volunteer time, and 80 hours of sick time annually. Please note paid time off is pro-rated based on the employee's start date. Furthermore, Ericsson provides up to 16 weeks of paid maternity leave and 6 weeks of parental or adoption leave at 100% of pay.
