About The Position

Ryan Companies US, Inc., an industry leader in commercial real estate, has an immediate career opportunity for a Real Estate Manager to join our team in Tampa, FL! This individual will be responsible for the oversight of a diversified portfolio of commercial properties located in West and Central Florida, consisting of office, industrial, and medical office. Some things you can expect to do: Create and maintain value in real property consistent with the owner’s objectives. Oversee the day to day activities of engineering staff. Preparation of annual budgets and business plans for approval by owner; monitor adherence to meet owner financial expectations and adherence to management agreement and easements and operating agreements. Competitive bidding, hiring and supervision of vendors and subcontractors. Schedule regular property inspections to target areas for improvement and to identify risk management issues. Meet monthly reporting deadlines with well-executed narrative and variance explanation. Create and anticipate opportunities for increasing revenue. Review and analyze leases and prepare appropriate documents. Manage relationship proactively with building principals with a focus on tenant and stakeholder satisfaction. Create and update long-range capital plans. Assist in implementation of capital work and tenant improvement projects. Work with tenants to ensure timely and accurate monthly payments. Ability to work with building ownership to meet their needs without foregoing the Property's requirements. Have a comprehensive knowledge of the governing documents Review and approve invoices in Nexus Manage property Tenant work orders Prepare Monthly Financial Reports Complete Reforecasts Prepare CAM Reconciliations COI Administration Lease Administration Accounting/AR - review monthly rent charges prior to billing; follow up with delinquent tenants – issue default notices as appropriate Code and approve vendor invoices Complete monthly accruals and ad hoc administrative tasks

Requirements

  • Florida Real Estate Sales License required
  • Bachelor’s degree in a related discipline or comparable work experience
  • 1-3 years of experience in property management.
  • Experience in financial analysis and ability for budgeting and operating cost supervision is required.
  • Working knowledge of building operations and maintenance with experience in commercial real estate management.
  • Proficient with Microsoft Office suite.

  • Expertise in one or more specialties such as TI/Construction Management, LEED, WELL and Fitwell.
  • Corrigo, Yardi, MRI, Nexus, Teams
  • Excellent verbal and written communication.
  • Bachelor's degree in Business, Economics or Real Estate or RPA, CPM or CCIM.
