As the Real Estate Manager, you will be responsible for site acquisition within an assigned territory, covering everything from market analysis and site identification to the execution of purchase or lease agreements. This role involves close collaboration with franchise owners and the development of broker networks to generate deal flow, serving as the primary real estate contact and ensuring development timelines are met. Requirements

  • 5+ years of commercial real estate experience with a focus on site selection, ideally supporting a multi-unit retail or franchise brand
  • Proven ability to manage the full site acquisition lifecycle, from market analysis through executed lease or purchase agreements
  • Experience partnering with franchise owners or developers; understands how to navigate development schedules and earn operator trust
  • Strong track record building and leveraging broker networks to generate consistent deal flow across multiple markets
  • Working knowledge of zoning, permitting, and entitlement processes
  • Data-driven approach to decision making; comfortable using market analytics and GIS tools to evaluate sites
  • Ability to build and present clear, compelling site recommendations and approval packages
  • Disciplined in pipeline management with strong attention to reporting accuracy and timelines
  • High ownership mindset with the ability to operate independently across a defined territory
  • Strong communicator and relationship builder with a high level of professionalism and integrity
  • Ability to travel as needed to support site selection and market coverage

Responsibilities

  • Drive site identification from franchise agreement execution through executed purchase or lease agreement
  • Evaluate and present sites using data-driven analysis (demographics, trade areas, competition, and market trends)
  • Prepare and negotiate letters of intent, site approval packages, and purchase/lease agreements in partnership with legal counsel
  • Coordinate site planning with internal design and construction teams
  • Partner with Development Project Manager to ensure deal quality and project feasibility prior to submission
  • Build and maintain a high-performing broker network across all markets; serve as the primary contact for brokers, landlords, and sellers
  • Drive consistent outreach and relationship-building to generate deal flow
  • Educate brokers on Primrose’s site criteria, approval process, and development timelines to enable proactive sourcing
  • Serve as the primary real estate partner for assigned franchise owners during the site search phase
  • Initiate site acquisition efforts immediately following franchise agreement execution
  • Manage development schedules, proactively identifying risks, delays, and misalignment with key milestones
  • Support franchise owners in evaluating sites and preparing site approval packages
  • Ensure timely collection and delivery of all required documentation
  • Identify target markets and recommend Designated Service Area (DSA) boundaries
  • Partner with franchise owners to align on territory mapping
  • Leverage data and analytics to support site selection decisions (demographics, traffic patterns, co-tenancy, and competition)
  • Maintain accurate pipeline reporting and CRM data to support development visibility
