About The Position

Impact Housing (IH) is a vertically integrated modular design-builder and developer headquartered in Southern California. Our mission is to continuously evolve the world’s most sophisticated and efficient housing delivery system. We pursue this mission by reimagining every element of how multifamily projects are designed, manufactured, and built—driving down costs, shortening schedules, and expanding access to high-quality housing for the people who need it most, whether through LIHTC or unsubsidized projects. To date this decade, the IH team has built or is actively developing close to 1,500 modular units demonstrating a scalable, repeatable path to affordability. With the capability to produce approximately 1,000 units per year today, IH is expanding to meet growing demand in San Diego, Los Angeles, and beyond. We are now entering the next stage of our growth and strengthening every team across the company to achieve our next set of goals. We plan to manufacture and build more than 10,000 units through 2030. To accomplish this, we are implementing the Lean Standard Model company-wide; deploying AI at every level of the company; and positioning IH as a national thought leader in modular development. The foundation for our success is firmly in place. Impact Housing is seeking an exceptional and experienced Chief Investment Officer to join our growing team. The Chief Investment Officer (CIO) will be a key member of the executive team, responsible for overseeing all investment activities and strategies related to our new multi-family developments and our existing and expanding multi-family portfolio: 104 units in asset management, 324 units under construction, 483 units in final stages of construction financing, and an expanding pipeline with current pipeline deals totaling 1,500+ units. The CIO will lead, develop, and execute investment strategies, ensuring the alignment of investments with the company’s mission and financial goals.

Requirements

  • A bachelor’s degree in finance, real estate, economics, business, or a related field is required; an MBA or relevant advanced degree is preferred.
  • Skills, abilities, and personality traits must align with our culture and values.
  • Proven track record of successful investments.
  • Proven broker and debt/equity sourcing relationships.
  • Superior understanding of how to find structure and close profitable real estate investments.
  • Knowledge of multi-family investments and multiple market knowledge.
  • Strong Excel modeling experience.
  • CRM maintenance for investors, lenders, brokers and landowners
  • Strong leadership skills.
  • Minimum of 15 years of experience in real estate investment strategy execution and management; including a proven track record of leading successful investment strategies in multi-family development.
  • Proven track record of managing multiple deals simultaneously with total asset values of $1bn+.
  • Management of investment teams of 5+ individuals.
  • Demonstrated success in overseeing a multifamily and/or commercial real estate enterprise.
  • Proficiency in multifamily property acquisition.
  • Guiding an investment management team.
  • Experience in portfolio oversight.
  • Developing strategic frameworks, identifying, arranging, negotiating, and funding commercial real estate deals.
  • Proven ability to secure both equity and debt financing for new acquisitions, new developments and current holdings, including individual projects $100mm+.
  • Proven experience in a senior leadership role within the real estate investment industry.
  • Proficient in analytical techniques and financial modeling.

Responsibilities

  • Develop and execute the company’s capital strategies, focusing on expanding debt and equity sources while building relationships with joint venture partners, investors, family offices, direct institutional investors, and financial institutions.
  • Determine/refine appropriate development and capital strategies for current and future projects, considering risk tolerance, market trends, long-term growth objectives, and capital constraints.
  • Identify, evaluate, and negotiate real estate investment opportunities, including acquisitions, dispositions, joint ventures, and development projects.
  • Manage the debt portfolio to understand risk, minimize costs and recourse, and adhere to covenants.
  • Ensure assets perform according to established targets, optimizing returns for Impact Housing.
  • Identify emerging trends, potential risks, and opportunities for investment diversification and expansion into new markets.
  • Implement risk management strategies to protect the company’s investments and assets against market fluctuations.
  • Oversee the preparation and presentation of investment performance reports, forecasts, and presentations.
  • Promote a culture of excellence, innovation, and continuous improvement.
  • Source real estate investments in target markets by developing broker and owner relationships.
  • Maintain and expand an effective acquisition team (including outside real estate brokers and consultants), managing the people, programs, processes, and analysis involved in acquiring commercial real estate.
  • Recommend financing programs for existing portfolios.
  • Source debt capital to support real estate portfolio activities.
  • Identify potential strategic commercial real estate investment trends and opportunities.
  • Lead due diligence activities and brief on proposed acquisitions.
  • Identify sources of debt and equity financing relationships.
  • Work with professionals to structure and negotiate real estate transactions.
  • Oversee the closing of transactions.
  • Manage the investment group.
  • Travel to visit investment managers and real estate investments.
  • Must be willing to travel 20-30% of the time to find new investment opportunities.
  • Strategic Leadership: Evolve and execute the company’s investment strategy for new multi-family development projects.
  • Evolve and execute the company’s portfolio accumulation and asset management strategy.
  • Offer strategic leadership and supervision for all investment operations.
  • Oversee the collection, analysis and publication of data from Impact Housing’s vertically integrated platform to keep assumptions that inform IH investment decisions current.
  • Ensure investment strategies are consistent with the company’s mission to create affordable and sustainable housing.
  • Portfolio Management: Supervise the administration of the multi-family real estate portfolio.
  • Maximize investment performance through proactive portfolio management.
  • Perform routine portfolio evaluations and make necessary adjustments.
  • Investment Analysis and Due Diligence: Oversee the identification, analysis, and due diligence of new investment prospects.
  • Oversee the development of investment materials including Investment Committee Memorandums, Offering Memorandums and Financing Memorandums.
  • Assess market trends, financial performance, and potential risks.
  • Develop comprehensive investment reports and provide recommendations for the executive team and board of directors.
  • Team Leadership and Development: Guide, mentor, and advance the acquisitions and investment team.
  • Cultivate a cooperative and high-achieving team environment.
  • Promote continuous professional growth and training for all team members.
  • Stakeholder Engagement: Foster robust connections with investors, partners, and stakeholders.
