About The Position

Quanta Infrastructure Solutions Group, LLC (QISG), a Quanta Services, Inc. company (NYSE: PWR) is looking for a Real Estate & Facilities Analyst responsible for analysis of physical modification of commercial spaces to meet specific tenant needs. Unlike a general facility manager who focuses on ongoing maintenance, this role centers on the lifecycle of renovations, from initial design and permitting to construction oversight and final move-in. The Real Estate and Facilities analyst is also responsible for the financial analysis of prospective lease properties with operational oversight of our company's physical workplace wants/needs. Lastly, they are responsible for evaluating market trends, managing lease portfolios, and optimizing the performance and cost-effectiveness of an organization’s facilities.

Requirements

  • High school diploma, or equivalent
  • 1 year of work experience in an administrative/office coordinator role
  • Prefer 3–5+ years of relevant experience in commercial real estate, property management, or construction project management.
  • Technical Proficiency: Ability to read and interpret construction blueprints, as-built drawings, and CADD systems.
  • Expertise using Excel (macros, pivot tables) and industry software like ARGUS or CoStar.
  • Regulatory Knowledge: General understanding of OSHA safety standards, ASHRAE, and NFPA codes.
  • Soft Skills: Strong analytical thinking, attention to detail, and the ability to communicate complex data simply to stakeholders.

  • Proficiency in data visualization tools like Power BI
  • Experience: Typically requires 2-3+ years in commercial real estate, property management, or construction project management.
  • Certifications: Preferred credentials include Project Management Professional (PMP), Certified Facility Manager (CFM), or Facility Management Professional (FMP)

Responsibilities

  • Project Oversight & Construction Management:
  • Analyze and help co-lead high-impact/highly visible TI projects, including interior build-outs, demising walls, and structural adjustments.
  • Collaborate with architects, engineers, and general contractors to ensure projects meet aggressive schedules in "live" or occupied environments.
  • Coordinate on-site trades for electrical, plumbing, HVAC, and flooring upgrades tailored to the tenant's operational requirements.
  • Financial & Contract Administration:
  • Help manage project budgets, procurement, and cost-tracking to meet financial targets.
  • Analyze leases with landlords and property managers; provide input in terms & conditions through negotiation and award
  • Monitor Tenant Improvement Allowances (TIA) and handle competitive bidding and contracts involving, general contractors, subcontractors and vendors.
  • Review lease agreements to clarify improvement obligations and ownership of installed fixtures.
  • Develop financial models and pro formas to assess property viability, including cash flow and ROI.
  • Perform due diligence for acquisitions, dispositions, and lease renewals.
  • Manage and track capital and operating expense budgets, identifying cost-saving opportunities.
  • Compliance & Technical Review:
  • Ensure all modifications comply with local building codes, ADA standards, and fire/life safety regulations.
  • Manage general contractors in the permitting phase and conduct final "punch walk" inspections to ensure quality standards are met before delivery.
  • Review tenant plans and technical specifications for Mechanical, Electrical, and Plumbing (MEP) systems.
  • Ensure compliance with local, state, and federal safety and environmental regulations
  • Tenant & Stakeholder Relations:
  • Act as one of the primary points of contact for tenants during renovations to minimize disruption to their daily productivity.
  • Conduct move-in/move-out inspections and ensure units are "lease-ready".
  • Facility & Portfolio Operations:
  • Monitor space utilization and develop plans for workspace optimization or "restacks".
  • Manage lease administration database, ensuring accuracy of rent payments and critical date tracking.
  • Coordinate with vendors and landlords to resolve maintenance, insurance, and billing issues.
