About The Position

The Real Estate Analyst is responsible for gathering, evaluating, and interpreting market data to support informed investment decisions and overall portfolio management. Working closely with investors, developers, and financial teams, the analyst assesses property values, market trends, economic conditions, and potential investment opportunities. This role involves creating financial models, performing due diligence, and generating detailed reports that guide strategic decisions in both commercial and residential real estate sectors. The Real Estate Analyst is responsible for maintaining accurate records of owned or leased real property for the State of Arkansas and coordinating changes in property status. This role supports commercial leasing operations by managing transactions across various state locations and facilitating lease negotiations, renewals, and documentation in compliance with state and federal laws.

Requirements

  • Strong skills in data analysis, pattern recognition, and the use of statistical tools or software to interpret financial and market data.
  • Proficiency in financial modeling and valuation techniques.
  • Ability to meticulously analyze data, validate sources, and ensure precise calculations that support investment decisions.
  • Excellent written and verbal communication skills to effectively present complex data in digestible formats.
  • Familiarity with financial software (e.g., Excel, Argus, or other real estate analytics tools) and data visualization platforms.
  • Proficiency in Microsoft Office Suite, including Access
  • Familiarity with commercial leasing concepts
  • Strong attention to detail and accuracy in documentation
  • General business knowledge and understanding of local/state real estate markets
  • Negotiation skills under supervision
  • Ability to assess agency space needs and recommend appropriate leasing solutions
  • Strong organizational skills with the ability to manage a high-volume workload
  • Effective communication and interpersonal skills
  • Capable of working both independently and collaboratively
  • Bachelor’s degree in Finance, Economics, Real Estate, Business Administration, or a related discipline.
  • Minimum of 4 years of experience in real estate analysis, financial analysis, or a related field.
  • Demonstrated experience with financial modeling, market research, property valuation, and due diligence may be required.
  • Associate’s degree in business, real estate, building construction, or a related field
  • Minimum of three (3) years of experience in real estate, facility management, contract management, or a related area
  • An Arkansas Real Estate License, or ability to obtain one within six (6) months of hire
  • Valid driver’s license
  • Equivalent education and/or experience may be considered upon review and approval by the Qualifications Review Committee

Nice To Haves

  • Professional credentials such as the Chartered Financial Analyst (CFA), Certified Commercial Investment Member (CCIM), or related designations may be required.

Responsibilities

  • Conduct comprehensive research on local and national real estate markets to identify trends, property values, and economic indicators.
  • Analyze market data—including sales trends, rental rates, occupancy rates, and demographic statistics—to forecast future market movements.
  • Develop and maintain detailed financial models to evaluate the profitability and feasibility of potential real estate investments.
  • Perform property valuations using techniques such as discounted cash flow analysis, comparable sales, and capitalization rate assessments.
  • Analyze income statements, balance sheets, and cash flow projections to assess the financial health of assets and portfolios.
  • Conduct due diligence on prospective real estate deals by reviewing legal documents, market reports, and physical property conditions.
  • Identify risks and opportunities associated with investments and then provide recommendations to mitigate potential risks.
  • Collaborate with legal, accounting, and property management teams to validate findings and ensure accuracy.
  • Prepare comprehensive reports and presentations that summarize market trends, financial evaluations, and investment recommendations.
  • Present findings to senior management, investors, and a variety of assorted personnel to support decision-making processes.
  • Monitor the performance of existing investments and update valuation models as necessary to reflect current market conditions.
  • Work in partnership with internal teams such as asset management, acquisitions, and finance to integrate market insights with overall strategic planning.
  • Liaise with external partners, including brokers, appraisers, and market research firms, to gather additional insights and verify data accuracy.
  • Coordinate commercial lease transactions statewide, including new leases and renewals
  • Maintain accurate records of leased and owned properties
  • Prepare lease agreements, amendments, and related documentation
  • Communicate with lessors and lessees to ensure terms are met and issues resolved
  • Assist with determining space needs for state agencies and recommend appropriate actions
  • Ensure lease documentation is accurate and in compliance with agency standards
  • Input and manage real estate data in division databases
  • Support team projects and perform additional duties as assigned
