Role Overview As a Quality Control Specialist, you witness and approve the execution and installation of renovation and new construction projects, creating a lifecycle for multimillion dollar, multifamily apartment home communities. You also act as the eyes and ears of the Safety Manager while collaborating with vendors and workers to create a safe and happy workplace. Collaborate with field execution teams to ensure all construction practices meet Cortland’s high-quality standards while maintaining a passion for building new structures. Lead execution teams to achieve required Cortland standards, delivering the best possible resident experience. Provide guidance to execution teams to meet the high expectations outlined in Cortland’s Quality Control standards. Inspect and evaluate superior construction methods for multifamily homes, including concrete, framing, roofing, envelope sealing, mechanical systems, insulation, energy efficiency, windows, doors, and exterior finishes. Apply Cortland’s standards to interior finishes, including drywall (level 4 & 5), fixtures, paint, trim, cabinetry, appliances, tile and backsplash, flooring, railings, and stairs. Demonstrate familiarity with accepted building practices, including techniques, code requirements, OSHA safety standards, and daily reporting requirements. Conduct phase inspections such as Pre-Pour, Building Envelope, Framing/Pre-Drywall, Final Exteriors, and Final Interiors. Perform Due Diligence Inspections for new acquisitions. Coordinate on-site mock-ups of exterior wall assemblies. Execute waterproofing procedures using industry-approved products. Survey and inspect all prospective projects—existing, value-add, and new construction—under consideration for purchase. Produce daily reports and quality grades for execution teams during the construction phase. Conduct final inspections and prepare punch lists to enable successful project handovers to the Cortland owner. Recognize and apply the distinction between minimum industry requirements and Cortland’s elevated quality standards.
