About The Position

As a Purchase Clearing Coordinator, you serve as the definitive liaison between internal departments and external investors. Your mission is to ensure every loan meets rigorous quality standards, resolving complex deficiencies to facilitate a seamless purchase. You are the final guardian of the loan file, utilizing deep industry knowledge to protect the company’s warehouse lines and maintain investor trust.

Requirements

  • Industry Expertise: 5+ years of experience in mortgage operations (specifically Purchase Clearing, Suspense, or Post-Closing).
  • Technical Knowledge: A solid understanding of the "Life of a Loan" post-funding, including State Housing Finance Agency (HFA) and warehouse bank guidelines.
  • Problem-Solving DNA: The ability to interpret complex data, identify and address deficiencies, and find solutions under tight deadlines.
  • Relationship Management: A proven track record of maintaining professional, productive relationships with investors and borrowers while handling sensitive data.

Responsibilities

  • Strategic Liaison: Act as the primary point of contact between third-party investors and internal partners to resolve "suspense" items and prevent loan aging.
  • Pipeline Management: Independently manage a fluctuating pipeline across diverse product types (FHA, VA, USDA, Conventional, Jumbo, and HFA).
  • Deficiency Resolution: Critically analyze audit findings for accuracy. Use industry resources (AllRegs, Investor Guidelines) to determine the most efficient path to file purchase.
  • Curative Tracking: Proactively hunt down missing documentation, rebuttals, and clarifications. Track progress meticulously until the loan is cleared and purchased.
  • Communication Excellence: Provide "top-tier" service via phone and email, offering clear guidance to internal teams on how to rectify loan deficiencies.
  • Systems Management: Maintain real-time accuracy in Encompass and proprietary systems, ensuring all notes and uploads meet compliance and audit standards.
  • Risk Escalation: Identify and escalate high-priority issues to leadership to mitigate financial risk.
