The Property Specialist role is crucial for managing the physical assets of the company's extensive retail footprint. This position involves overseeing all aspects of store maintenance and repairs for a large portfolio of 300-450 stores, processing service requests, evaluating and managing service contracts, and supervising third-party vendors and contractors. Additionally, the specialist will play a key role in new store construction, relocations, remodels, and the integration of acquired agent locations, ensuring operational readiness and compliance.

Requirements

General phone and email management
Must have excellent written and verbal communication skills.
Must be able to type and proficient with use of Microsoft Word, Excel, and Outlook.
Interpersonal and communication skills necessary to effectively build relationships at all levels of the organization.
Ability to manage and prioritize multiple initiatives simultaneously and to adapt to rapidly changing schedules, priorities, and workflow.
Ability to be flexible and creative in developing solutions that deliver results.

Responsibilities

Oversee all maintenance and repairs of stores typically consisting of 300-450 stores.
Process service request through review of leases, warranty, and existing workflow timelines in order to delegate to the appropriate party.
Evaluate service contract requirements and establish performance specifications and documents
Initiate, oversee and execute facility maintenance repairs in a cost effective and timely manner.
Locate qualified contractors, negotiate costs, obtain quotes, and complete follow up regarding quality assurance.
Obtain and supervise third party vendors
Maintain positive corporate relationships with vendors and business professionals
Manage and oversee projects that require consistent organization, follow-up, phone calls, and email communication
Keep databases and systems current
Deliver outstanding service and support to all retail locations by resolving any issues in a timely manner
Develop and maintain knowledge of Russell Cellular and Verizon Wireless policies and procedures
Directly assist members of management with ongoing projects
Manage multiple email folders and inboxes, being consistent.
Assist and oversee new store construction, relocations, and remodels for our Russell Cellular Verizon store locations.
Coordinate with our Leasing Team, landlord, and potential contractors to create a layout of the store.
Manage contractor relationships
Plan interior construction (demising wall, paint, carpet, electrical, etc.)
Coordinate fixture order and installation
Apply for business licenses and Certificate of Occupancy
Participate in acquiring other cell phone agents and transitioning those agents into Russell Cellular stores.
Set-up and establish Utilities (work with Store Operations position)
Order any supplies (office and/or miscellaneous) for the store
Resolve any pre-existing store issues from previous ownership
Clean-out and turnover closed store locations.
