About The Position

Dalfen Industrial is looking for a Property Manager to join its Central team in the Dallas corporate office. The Property Manager is responsible for the daily management oversight of a portfolio of commercial properties, including the overall operations as well as personnel management, repairs and maintenance, tenant relations, strategic planning, fiscal planning, and risk management. The Property Manager provides outstanding customer service to the property owners to ensure strong client relations.

Requirements

  • Minimum 3+ years of experience as a Property Manager, providing oversight to multiple industrial properties
  • Knowledgeable about building systems, including roofs, parking lots and mechanical systems
  • Existing relationships with relevant vendors and contractors
  • Familiarity and understanding of leases and ability to comprehend and administer Landlord obligations under the lease
  • Proficient in Excel for reporting and budgeting
  • Excellent communication and interpersonal skills
  • Strong organizational, analytical, and decision-making skills
  • Ability to work any day of the week, including holidays and travel as needed
  • Bachelor’s Degree (BS/BA) in Business or related field, or equivalent combination of education and experience

Nice To Haves

  • Experience using Yardi property management software preferred
  • RPA or CPM preferred

Responsibilities

  • Manage tenant relationships at both the corporate and property level and field property-related requests
  • Provide excellent tenant service by responding to tenant requests/problems in a timely and courteous manner. Follow-up with the tenant to ensure satisfactory resolution of all issues
  • Supervise maintenance personnel as applicable
  • Prepare and implement annual operation budgets, strategic plans – short and long range
  • Manage property, including maintenance and repair of buildings and grounds
  • Control operating costs, capital expenditures and general and administrative costs
  • Procure new vendors, competitively bid, and negotiate contracts for maintenance services
  • Competitively bid and oversee certain capital projects
  • Accept rental payments and post in a timely manner, post late fees, record collected payments, and prepare bank deposit slips
  • Code, review, approve, and ensure accuracy of property expense invoices
  • Responsible for ensuring timely accounts payable processing
  • Investigate and resolve accounts receivable issues
  • Ensure all proper/legal documents from vendors are received, current, accurately verified and filed
  • Assist with risk management; conduct and document monthly property walkthrough inspections
  • Communicate with asset manager and the EVP weekly to discuss financial and accounting updates as related to property performance
  • Prepare for and coordinate property transitions including new acquisitions, vacancies, and disposition
  • Ability to travel to as needed (approximately 10%, predominately 1-2 day travel)
  • Available to respond to emergency property issues including after-hours
  • Other duties as assigned
