About The Position

SAIL is a multifamily property management firm built on two principles: Legendary Service and Operational Mastery. We run lean, we run tight, and we hold an elevated standard across every community we manage. Our teams are expected to know their numbers, own their processes, and execute with consistency — day one through stabilization and beyond. Opening May 2026 in downtown Wayzata, Norra is SAIL's flagship boutique community — designed to operate at the level of a private club. Amenities include an outdoor spa and sundeck, poolside cabanas, fitness center, golf and sports simulator suite, co-working and conference space, private dining room, club room, sauna, outdoor grilling areas, and a stocked coffee and tea bar. The bar for execution here is high. Residents will expect a white-glove experience, and delivering it consistently requires someone who understands that service quality is an operational discipline — not a personality trait. This role is not for someone managing to a minimum standard. It's for someone who sets one. This is a lease-up and operations role requiring strong financial and administrative command alongside the ability to deliver a resident experience that matches the product. You will be responsible for the systems, documentation, financial accuracy, and operational infrastructure that allow Norra to lease and perform at a premier level from day one. The right candidate brings technical depth in property management operations, works with precision, and takes full ownership of results without requiring external direction.

Requirements

  • 3+ years of property management experience required; prior Property Manager or senior site leadership experience strongly preferred.
  • Lease-up experience strongly preferred.
  • Strong financial and operational aptitude — collections, reporting, budgeting, leasing documentation, and resident account management.
  • Demonstrated ability to manage documentation, systems, and compliance with accuracy and consistency.
  • Excellent written and verbal communication skills.
  • Strong organizational skills and reliable follow-through.
  • Proficiency in Yardi or comparable property management software preferred.
  • Professional presence and sound judgment in a high-visibility, high-expectation environment.

Responsibilities

  • Operational and Administrative Management
  • Own rent collection, delinquency follow-up, ledger review, financial reporting, and office operations with full accuracy and accountability.
  • Manage applications, leases, notices, renewals, and compliance documentation in accordance with SAIL standards and regulatory requirements.
  • Maintain organized, audit-ready files, systems, and records across all operational areas.
  • Ensure accurate and timely data entry across all Yardi records, reports, and resident accounts.
  • Proactively identify operational gaps and implement solutions before issues escalate.
  • Partner with maintenance and cross-functional teams to maintain seamless operations and property presentation standards.
  • Leasing and Lease-Up Execution
  • Support leasing velocity, prospect conversion, and occupancy goals in coordination with the Regional Manager, Corporate Marketing, and Leasing Teams.
  • Oversee move-ins, transfers, renewals, and all resident communications with precision and consistency.
  • Manage the prospect and move-in process from application through occupancy with a high degree of accuracy and follow-through.
  • Maintain leasing documentation, reporting, and pipeline data to support performance tracking and ownership reporting.
  • Resident Experience and Service Standards
  • Establish and uphold a service standard where every resident interaction reflects Norra's brand positioning and SAIL's operational expectations.
  • Respond to resident needs professionally and with appropriate urgency and documentation.
  • Coordinate resident touchpoints, communications, and community events in alignment with brand and operational standards.
  • Represent SAIL and Norra consistently and professionally in every interaction.
  • Lease-Up and Community Buildout
  • Serve as the on-site operational lead during pre-leasing, opening, and early stabilization.
  • Maintain consistent execution and a steady presence during the pace and pressure of lease-up.
  • Adapt as priorities shift, take ownership of outcomes, and fill operational gaps proactively.
