About The Position

At Fortis Property Management, the Property Manager role is crucial to the company's success, driven by thoughtful, innovative, and outgoing team members. Key aspects of the role also include overseeing leasing activities, ensuring compliance with Fair Housing and company policies, handling resident concerns, and focusing on resident retention and engagement. Additionally, the role requires ensuring compliance with various housing laws and safety standards, maintaining accurate records, and conducting property inspections.

Requirements

  • High School graduate or equivalent
  • 3+ years of multifamily property management experience
  • Strong marketing and sales background
  • Strong financial and leadership skills
  • Proficiency with property management software (Yardi, RealPage, MRI, AppFolio)

Nice To Haves

  • Industry and related continuing education preferred
  • CAM, CPM, or ARM designation
  • Experience on Yardi Voyager and CRM IQ

Responsibilities

  • Prepare and manage property budgets, forecasts, and variance reports
  • Monitor rent collections, delinquency, and expense controls
  • Approve invoices, manage vendor contracts, and oversee capital and operating expenditures
  • Achieve NOI and occupancy targets set by ownership
  • Recruit, train, and supervise on-site staff
  • Establish performance expectations and conduct regular coaching and evaluations
  • Foster a culture of accountability, customer service, and teamwork
  • Proactive in identifying potential team conflicts and implementing mediating strategies
  • Oversee leasing activities including tours, applications, approvals, and move-ins
  • Ensure compliance with Fair Housing and company leasing policies
  • Handle resident concerns and conflict resolution professionally
  • Resident retention and engagement
  • Ensure compliance with Fair Housing, ADA, OSHA, EPA, local housing laws, and company policies
  • Maintain accurate records, reports, and leasing documentation
  • Conduct regular property inspections and ensure safety standards are met
