About The Position

HomeRiver Group is looking to hire a Property Manager in Greenville, South Carolina. The objective of this position is to maintain and manage property owner investments. The applicant should be comfortable managing on-site, be comfortable on the phone, have a strong work ethic, focused, have a friendly/welcoming personality, and the ability to work in a dynamic, fast paced, team-oriented environment. This is a hybrid work from home position.

Requirements

  • Proven experience in property management, with a track record of successful property operations.
  • Strong financial acumen, including budget management and financial reporting.
  • Excellent leadership, communication, and interpersonal skills.
  • Proficiency in property management software (e.g., Entrata, Yardi, AppFolio, RealPage).
  • Knowledge of landlord-tenant laws and Fair Housing regulations.
  • High school diploma or equivalent; a bachelor's degree is a plus.
  • Must have a valid driver's license and have reliable transportation
  • Must have strong interpersonal skills and drive to provide superior customer service to all parties
  • Self-starter attitude and ability to prioritize handle multiple assignments, exercise judgement, and take ownership of projects in the absence direct supervision
  • Team player with strong work ethic, pro-active orientation, who can anticipate needs, is assertive, and highly accountable, with a mature and positive attitude

Responsibilities

  • Financial Management: Develop and manage the property's budget, monitor expenses, and ensure financial goals are met. This includes preparing financial reports, managing rent collection, processing payables, and overseeing delinquency and eviction procedures in compliance with legal requirements.
  • Team Leadership: Lead, train, and mentor the on-site team, including leasing agents and maintenance staff. Conduct performance reviews, delegate tasks effectively, and foster a positive and collaborative work environment.
  • Leasing and Marketing: Oversee all leasing activities to maintain high occupancy rates. This includes marketing the property, conducting property tours, screening applicants, and executing lease agreements. Stay informed of local market trends to set competitive rental rates.
  • Resident Relations: Cultivate strong relationships with residents to ensure high retention rates and satisfaction. Address resident concerns and complaints promptly and professionally and plan community events.
  • Property Maintenance: Coordinate with the Maintenance Supervisor to ensure all maintenance requests are handled efficiently and in a timely manner. Oversee vendor and contractor relations and conduct regular property inspections to ensure safety and curb appeal.
  • Compliance: Ensure the property operates in full compliance with all local, state, and federal housing laws, including Fair Housing regulations.
