About The Position

Highland Management Group Inc. is seeking a Property Manager for their Hemlock Pines Apartments (61 units in Maple Grove, MN) and Celtic Crossing Apartments (35 units in Osseo, MN). This full-time position, 40 hours per week, involves day-to-day, on-site management and resident relations. The Property Manager will be responsible for achieving and maintaining optimum occupancy through marketing and leasing apartment units, renewing existing leases, and supervising the physical property. While living on-site is not required, employees who choose to do so will receive a higher rent discount. Responsibilities

  • Market and lease apartment units to achieve occupancy goals.
  • Monitor hours for on-site staff in Paylocity.
  • Approve bills, as required. Submitted to Regional Property Manager for final payment approvals.
  • Maintain professional communications with residents, residents' guests, applicants & representatives of other companies with whom we do business.
  • Process rental applications & utilize HMGI screening procedures.
  • Prepare and maintain resident and property records.
  • Report to Regional Property Manager on the status of unpaid rents.
  • Coordinate the preparation of vacant units for re-renting, ensure that the unit is kept secure during vacancy, and minimize utility consumption.
  • Process leasing paperwork for the new resident and set up resident files.
  • Work with the new resident to accomplish a smooth move-in and orient the new resident to the unit and the policies of the development.
  • Take maintenance requests and coordinate the work required with the Maintenance Technician.
  • Ability to learn and maintain detailed knowledge of the local, state, and federal laws governing tenant/landlord relations, Fair Housing Law and marketing product knowledge.
