About The Position

The Property Manager is responsible for the overall management of residential, commercial, or industrial properties. This role ensures that properties are well-maintained, tenants are satisfied, and financial goals are met. The Property Manager acts as the liaison between property owners and tenants and oversees daily operations, leasing, maintenance, budgeting, and compliance.

  • Knowledge of property management software

Nice To Haves

  • Bachelor’s degree in Business, Real Estate, or related field (preferred)
  • Property Management Certification is a plus

Responsibilities

  • Handle lease agreements, renewals, and terminations
  • Address tenant complaints, requests, and disputes promptly
  • Ensure high occupancy and tenant retention
  • Manage utilities and rent payments
  • Schedule regular inspections and coordinate necessary repairs
  • Work with maintenance staff and outside contractors
  • Ensure compliance with health, safety, and building codes
  • Collect rent and other fees; manage delinquencies
  • Monitor expenses and approve invoices
  • Generate financial and occupancy reports
  • Advertise vacancies and conduct property showings
  • Monitor market trends to maintain competitive rental rates
  • Maintain accurate records of all property operations
  • Ensure legal documents and processes are up to date
  • Coordinate evictions and legal proceedings when necessary
  • Comply with local, state, and federal laws
  • Execute CAM, tax, and insurance reconciliations
  • Perform monthly review of operating expenses against budget
  • Act as primary point of contact for tenant inquiries
  • Analyze and categorize building improvements, ensuring CapEx is accurately included in CAM pools where lease terms allow
