About The Position

Property Manager Trainer | Project-Based Section 8 Location: Regional (Based in Monroeville, PA) Travel: PA, WV, & OH Territory Compensation: $70,000/year + Vehicle Expense Reimbursement _______________________________________________________________________________________________________________________________________ Are you a HUD compliance expert with a passion for mentorship? We are seeking a seasoned Property Manager Trainer to serve as a bridge between operational excellence and staff development. This is not a desk-bound corporate role—it is a dynamic, "boots-on-the-ground" position for a leader who thrives on variety. You will travel across our Pennsylvania, West Virginia, and Ohio portfolio to onboard new talent, uphold HUD standards, and provide critical leadership during management transitions. Why Join Us? Requirements

  • The HUD Expert: You have deep, verifiable experience in Project-Based Section 8 housing. Additional experience in Tax Credit, Vouchers and Market rate is preferred.
  • The Licensed Pro: You hold a valid PA Real Estate Salesperson License (Required) or are able to obtain your PA RE License within 1 year of employment .
  • The Road Warrior: You enjoy traveling and are ready to support properties across PA, WV, and OH.
  • The Tech-Savvy Manager: You are proficient with RealPage / OneSite, have a solid understanding of Budget Management and have experience with Google Suite.
  • High School Diploma or GED.
  • Valid Driver’s License, insurance, and reliable transportation.
  • Ability to pass a pre-employment drug screen and background check.
  • Physical ability to walk properties and occasionally lift up to 25 lbs.

Nice To Haves

  • Additional experience in Tax Credit, Vouchers and Market rate is preferred.

Responsibilities

  • Talent Development & Training
  • Onboarding: Lead the training for newly hired Property Managers and administrative staff.
  • Continuous Improvement: Identify skill gaps and provide ongoing coaching to existing employees.
  • Operational Setup: Assist in organizing and launching new property offices to ensure they meet company standards from Day One.
  • Interim Site Leadership
  • Gap Coverage: Step in as the Acting Property Manager during vacancies to ensure seamless operations.
  • Full-Cycle Management: Handle rent collection, unit inspections (move-in/move-out), and waitlist management.
  • Legal & Compliance: Execute lease violations, manage evictions, and represent the landlord in Magistrate-level hearings.
  • HUD Compliance & Administration
  • Recertifications: Assist in complete Annual and Interim Recertifications accurately and on time.
  • Regulatory Updates: Implement HUD rule changes as directed by the Director of Compliance.
  • Digital Accuracy: Maintain meticulous electronic files and tenant documentation using RealPage/OneSite.
