About The Position

Westminster Management is seeking a Property Maintenance Manager to lead and oversee all aspects of property maintenance. As a Property Maintenance Manager, you will be responsible for daily maintenance tasks, building inspections, training, and mentoring the maintenance team, ensuring the property remains in top condition, fostering strong resident relationships, and ensuring smooth operations.

Requirements

  • 3+ years of experience in multifamily property management or 5+ years in property management.
  • In-depth knowledge of maintenance practices, safety protocols, and fair housing regulations.
  • Leadership experience, with a track record of managing teams and fostering strong working relationships.
  • Experience with property management software, purchase order systems, Microsoft Office, and collaboration tools like Teams and Zoom.
  • Ability to work on-call and extended hours (including weekends and holidays).
  • A hands-on approach and a commitment to maintaining high standards of work and safety.
  • Comfortable with tasks that involve bending, kneeling, and working in confined spaces.
  • Ability to climb ladders (up to 30 feet) and walk multiple flights of stairs daily.
  • Flexibility to work indoors and outdoors, in all weather conditions.
  • A valid Driver’s License!

  • Experience with Yardi property management software.

Responsibilities

  • Lead and supervise a dynamic maintenance team to deliver top-notch service.
  • Oversee all community maintenance work, including service requests, preventive, and emergency repairs, and more!
  • Maintain effective maintenance programs to protect and maintain the property.
  • Keep an inventory of equipment, tools, and supplies.
  • Serve as a role model for maintenance staff and set the standard for professionalism by following all policies and procedures.
  • Maintain a safe, sanitary, and comfortable living environment for residents and staff.
  • Communicate effectively with staff, residents, and property management leadership to ensure the community is well-maintained.
  • Conduct cost-benefit analyses (in-house vs. contractor) and manage vendor contracts to optimize service delivery.
  • Create and monitor the annual maintenance budget.
  • Prepare maintenance reports, inventory updates, and team evaluations.
  • Train, mentor, and inspire your maintenance staff to reach new heights.
